00:00No way! That was magical. This could be an amazing hidden bar.
00:06Kevin and Nicholas are looking for a unique property in Fort Lauderdale, Florida.
00:10I could totally see a garden party out here.
00:13It's beautiful, isn't it?
00:15Kevin is also their real estate agent and is trying to balance their very different styles.
00:20I love the look.
00:21This is sterile and cold.
00:23This is not promising.
00:25Another challenge? They need a home that also has space to run their hair salon and med spa.
00:31So the residence is upstairs, you see, and there's a business downstairs.
00:34And all while not breaking the bank.
00:37That's the kitchen?
00:38This is the kitchen.
00:39Oh, heck no.
00:40With all the things that we need to do to this place, being at the top of our budget is not ideal.
00:54Hey, what's going on?
01:02Oh, you know, just coloring some extensions.
01:05I'm a hairstylist and a co-owner of our salon and spa.
01:08I'm a registered nurse.
01:09I run the med spa, and I'm also a real estate agent.
01:12Where are you off to?
01:13I have some real estate stuff to do later today, but I have to give an athlete a regenerative IV really quick.
01:18Nicholas and I met approximately 14 years ago.
01:20We dated for a good four years before we decided to tie the knot.
01:25We do have an age difference.
01:27There is 21 years between us.
01:2921 years.
01:30I'm 21 years younger.
01:32If that wasn't clear.
01:34Traffic getting to work is going to be crazy.
01:35We built this home seven years ago, six miles west of the ocean.
01:39With our two perfect little dogs, Mackie and Chanel.
01:41It's been great.
01:42However, it's about a 20-minute drive to work on a good day, 45 minutes during season.
01:48The current salon space is in a great location in Fort Lauderdale, a couple of blocks from the beach.
01:54All of my clients live in that area.
01:57We want to stay in Fort Lauderdale so we don't uproot an established business and make our clients have to travel far.
02:04Imagine being able to pour your coffee in the morning and walk to the beach.
02:07I realize that makes it a little more expensive the closer you get, but as close as possible.
02:11I don't think it would be sustainable for us to be able to afford a home by the beach as well as the high-rent commercial space.
02:18I think we need to find a mixed-use property that is going to allow us to be able to combine our expenses into one location.
02:24Especially near the beach, it's going to be very, very, very good for us long-term.
02:27And I think in order to obtain what we're looking for, we need to stay in the 1.25 to 1.5 range.
02:35I don't want to move into a place that's cookie-cutter, so ideally it's got a lot of character, some whimsy.
02:42Something maybe more Victorian.
02:44The areas that we're looking just don't have that Victorian style.
02:48They're more mid-century modern.
02:49They're slim lines.
02:50They're sleek roofs.
02:51Growing up as a child, I always had a single-family ranch home, and so I find that a mid-century-style modern home makes sense to me.
02:59I want it to be move-in ready as quickly as possible.
03:02Patience is a virtue that Kevin does hold.
03:06I definitely am an instant gratification person.
03:09I want everything done yesterday.
03:11I hope the house that we ultimately end up finding has a little garden space.
03:15I love gardening.
03:16I love being able to work those plants and flowers.
03:18I'm not so much interested in, like, the gardening.
03:20You can take care of that, but I do want an outdoor space to throw, like, garden parties.
03:25One of my hobbies is cooking and preparing meals.
03:27A chef's kitchen, or at least a lot of counter space, is going to help suffice our needs
03:31and our entertaining style.
03:33Something else we are going to have to seriously consider is our workspace.
03:36I don't want to feel like I'm constantly at work, so there's got to be separation between
03:42the workspaces and the living spaces.
03:44I think the uniqueness of wanting to live where we work is going to be the biggest challenge
03:50in a very tight market.
03:53We can't get into someplace that we fall in love with only to determine that it's not
03:56zoned properly.
03:57So I'm going to have to hone in our searches into areas zoned for the purposes that we're
04:02intended.
04:03They're starting at a $1.495 million duplex in the coveted area of Lauderdale-by-the-Sea.
04:09I like the idea that we can walk to the beach.
04:11Like, this is such a charming area.
04:14This particular home is a little over 1,600 square feet.
04:17And then how big is the salon space?
04:19The entire space is 1,600 square feet.
04:22Okay.
04:23So, just like I said, it can be tight, but we could potentially convert the front half
04:29into our workspace and live in the back half.
04:32Oh, look at it.
04:33It's actually so cute.
04:35It is really, really nice.
04:36The landscaping is gorgeous.
04:37Yeah, this definitely has, like, a little bit of that dreamy feel.
04:47Green thumb.
04:48I have plenty to do here for sure.
04:50Yeah.
04:50I could totally see a garden party out here.
04:53Awesome.
04:54I picked up the keys earlier.
04:55We're going to enter the owner's suite here first.
04:58Okay.
04:58This is nice.
04:59So, this is the living space of the main suite here.
05:02This would work for entertaining.
05:04I like this space.
05:05It's a cozy space.
05:05Yeah.
05:06Lots of texture on the walls.
05:07There's a lot of knockdown.
05:09Yeah.
05:09But there's a lot of natural light.
05:10That is amazing.
05:11To be able to look out into the garden, I love that.
05:14The kitchen area, even though it's kind of like a galley kitchen, it still has plenty
05:18of space to be able to entertain.
05:20Yeah.
05:21This kitchen is actually kind of cool.
05:23Is this big enough for you, for your chef's kitchen?
05:26We might have to add maybe a little tabletop or an island here to just be able to prep things
05:31a little bit easier.
05:32Yeah.
05:32But for entertaining, it's great.
05:35It's laid out well.
05:35Yeah.
05:36The main living area here, again, it's bright, the natural light.
05:40Walk over here on this side, I want to show you something to feature that the fireplace
05:43has, which would be great because-
05:46No way!
05:47We would have ample storage space for-
05:49Oh my gosh.
05:49This could be a bar.
05:51It could be a-
05:51This could be storage.
05:52I might overlook all of the texture on the wall for that.
05:55That was magical.
05:57So from the main living area, you walk into the bathroom.
06:00I like that in the shower, you can look outside into the garden.
06:04Okay.
06:04It needs a little finessing, but this is actually really cool.
06:07Okay.
06:08So this is primary suite.
06:10Primary suite.
06:11This bedroom definitely feels nice and large because of that big, natural, bright light
06:15window.
06:15Yeah.
06:16Standard bedroom closet.
06:17And is this the only closet for the bedroom?
06:21No, because there's also another room which could be turned into a walk-in closet if we choose.
06:26This is the primary bathroom.
06:27Oh, I thought that one was.
06:29Nope.
06:29Oh my gosh.
06:30There's another bathroom.
06:31This one's great.
06:32This is the bonus room.
06:34This is the room that could potentially turn into a walk-in closet.
06:37Oh, okay.
06:38This would be a great area for guests for overnight stays.
06:41Yeah.
06:42There's multiple uses for this particular room.
06:44Obviously, this whole space, whatever we would do with it, needs to be completely renovated
06:48because-
06:49The carpet's gotta go.
06:50Carpet's gross.
06:50Let's go off this private entrance here.
06:53If we walk around back to the front, this whole area here, which we'll go into next,
06:57could potentially be the salon space, the spa space.
07:00All right.
07:01This is different.
07:02Obviously, it has to be fully redone, but it could be a nice salon here.
07:05There's a lot of work that has to be done here.
07:06Yeah.
07:06In order to make it into a commercial usable space.
07:09Right, yeah.
07:10I was envisioning this space to be the actual salon space.
07:13If this wall came out here, because this goes into a bedroom.
07:18Okay.
07:18But if this wall was removed, this space here is ample space to put hair chairs and wash bowls in.
07:24Okay, yes.
07:25I see that.
07:25And then that bathroom back there could be the client's and customer's bathroom.
07:31This is a second bedroom.
07:33This could potentially be the injecting room, facial room.
07:36Oh, yes.
07:37Then there's also a second bathroom up here, which clients could be using as their bathroom.
07:42And we could use that bathroom-
07:43For staff.
07:44For staff.
07:45But it's not going to happen tomorrow.
07:46If we were to obtain this piece of property, I'm guessing that whole process of just the
07:49permitting and the permissions is going to take four to six months just to do that.
07:52So we would maybe consider keeping our current salon space for another six months in order
07:58to make this renovation happen.
07:59Wow, that is a long time to juggle both places at the same time.
08:05Let me just walk you around the back perimeter.
08:08I think it would be very, very conducive to our lifestyle.
08:10This, I have to say, is the selling point for me on this place.
08:14I wish the inside was as beautifully finished as the outside is.
08:18It needs a lot of work.
08:20Kitchen space is a little bit smaller, less than what I was expecting, because we like
08:23to display our food and our preparations that we make for our guests.
08:26And that allows for it just a little bit more confined space.
08:28Yeah.
08:29I mean, that was a little bit tight.
08:30I would rather see something that maybe has a little bit more room.
08:33And it would be kind of nice to have something that we could instantly work out of.
08:37So that way, the salon is ready to go.
08:39So Kevin finds a move-in-ready salon space.
08:42But the living space, on the other hand?
08:45That's the kitchen.
08:46This is the kitchen.
08:47Oh, heck no.
08:55I like this intercoastal proximity.
08:59Nicholas and Kevin are back in Lauderdale-by-the-Sea to see a $1.45 million mixed-used property
09:05two blocks from the beach.
09:07It has an apartment upstairs and a business below.
09:11The benefit to this particular property is the fact that there's two of those on the
09:15same properties.
09:16Okay, that sounds interesting.
09:18It's this cute little white building that you see here.
09:21Look at that.
09:22Okay, so this is charming.
09:25Perfect for the architecture and style of Lauderdale-by-the-Sea, which is mid-century modern.
09:29Definitely love the wrought iron gates.
09:37When I saw those initially, I thought, this is right up your alley.
09:39Yeah.
09:40And so it's this one and this one?
09:42It's both units.
09:43Okay.
09:43I do love the stairs.
09:46It's nice to have this separation of living upstairs.
09:48So this is the main living area.
09:51It's definitely smaller than what you're expecting.
09:54Yeah, this is small.
09:55However, there's enormous amounts of natural light that come in.
09:58Definitely opens up this space to make it appear and feel a little bit larger.
10:02No way.
10:02I can see the bridge for the intercoastal.
10:04The bridge is right there.
10:05That's pretty cool.
10:07If you look across the hallway here, this is the kitchen.
10:09That's the kitchen?
10:10This is the kitchen.
10:11Oh, heck no.
10:13I'm surprised that you who prioritizes a chef's kitchen would even consider this place.
10:19It's like a dollhouse.
10:20But I think if we took this wall out and busted the kitchen through into the living area, this
10:25could be a pretty expansive eat-in, live-in area to allow for the entertaining that we
10:29like to do.
10:29Mm-hmm.
10:30Yeah, I like the idea, but how long is that going to take?
10:33Well, realistically, it's going to be a several months project.
10:35Not acceptable.
10:36Let's see what we can do.
10:37So there is a little walkway here, which leads you into the primary bedroom and primary
10:42bathroom.
10:43I get a window in the shower.
10:45I like that.
10:46And how nice is the marble on the walls?
10:48I mean, that's nice to clean.
10:50Again, it's all light.
10:52It's open.
10:52Even though it's a small space, it still feels quite large.
10:54Yeah, this bathroom is actually kind of cute.
10:56I like it.
10:57Well, let's take a look at the bedroom.
10:59Cool that outside of the bedroom window, you can see the main street with all the businesses.
11:03I like that.
11:04The cooler thing is two blocks that direction is the ocean.
11:07That's amazing.
11:08It still might be a little bit too small for me, but I do like the area that it's in.
11:13Remember, you do have another unit that has a mimic of this layout.
11:17That would give you two bedrooms and two bathrooms and about 1,500 square feet.
11:21That just isn't realistic for all the people that come and stay with us.
11:24This place seems too small.
11:26Even though the living space of this new property is much smaller than he's used to,
11:29the benefits and the rewards and the gains in a very boutique niche town, there's no going
11:35wrong there.
11:35There is this center area here, which is kind of drab, but think of a shade cover or a pergola.
11:41You could definitely have some great garden parties back here.
11:42Yeah, I can definitely see little bistro tables, nice little bistro lights.
11:47I like this.
11:48Very charming.
11:49So back to the gate area.
11:51Look at the little balconies too.
11:53That's cute.
11:53There are Juliet balconies.
11:55It's nice that the windows are all large.
11:59Nice window here.
12:00Mm-hmm.
12:00A little tight, but cute.
12:03It is nice that this space is already set up to be a salon because with plumbing and
12:08electrical, that's obviously a lot of work.
12:10I could see the stations here.
12:12This is funny.
12:13Look at how vintage their hairdryer was.
12:16Do they even use those anymore?
12:18No, we don't use these.
12:19But cute that they left it.
12:21Their use of the color orange though is very questionable.
12:24We can definitely make this happen if we had to.
12:26Wait, you're talking about a time frame.
12:28I love this.
12:29This space only.
12:30As far as the other three areas, we're going to have to let those linger a little bit.
12:33Okay, well, we'll work on getting you on a timeline for all spaces.
12:39So this is the lower unit of the first space that we looked at.
12:43Okay.
12:43We could potentially put the med spa over on this side.
12:45I do love that the salon and the spa are two separate buildings.
12:49It is a blank slate.
12:51Yeah, this is nice.
12:53I like this.
12:53The drawback is there's a lot of buildup that has to happen, but we can't push that along
12:57too quickly.
12:57We are almost at the max of our limit of 1.5.
13:01Yeah, but we have a business to run and we can't have a lot of downtime.
13:05So with all the things that we need to do to this place, being at the top of our budget
13:09is not ideal.
13:11So Kevin finds a less expensive place, but Nicholas may be a tough sell.
13:16Here's the property right here on the left.
13:17This is not promising.
13:19The nice part about being in more of the downtown Fort Lauderdale area is there's a lot of activity
13:33that you can walk to after work.
13:35This place is a 10-minute drive to the beach, but for a mixed-use space at just over $1 million,
13:41it might be worth it.
13:42This property that we're going to look at today is a home that has been converted into
13:47an office.
13:48Just over 1,400 square feet, but the lot that it sits on is very, very large.
13:54Okay, so maybe in the future expansion?
13:56Oh, absolutely.
13:57Kaylee, the listing agent, will be there to show us the property.
14:00Wait, this is it?
14:01This is it.
14:02Okay, wow.
14:03Mid-century modern.
14:04I love the look.
14:05This is not promising.
14:10I feel like this is sterile and cold.
14:13I really like the clean lines of the building.
14:15It's white.
14:16It's bright.
14:16Good morning.
14:17Hi, good morning.
14:18Love to show you guys around.
14:19Absolutely.
14:20Let's take a look.
14:20Okay, this is way different than I expected.
14:23This round window is very, very unique.
14:26It kind of follows through to the retaining wall outside.
14:29I love the cove lighting, the fireplace.
14:31Lots of charm.
14:32Built in 1939.
14:33Okay.
14:34That explains it.
14:34That's it.
14:35Yes.
14:35Those old houses just have some magic to them that new places don't have.
14:39They really do.
14:40So I know we spoke on the phone.
14:41Yeah.
14:42And I do want to make sure that I show you those areas that could be living quarters.
14:47Ah, I could definitely see where this would work.
14:50Okay, so wait a second.
14:51Walk me through.
14:52What are you thinking here?
14:52So we talked about on the phone of potentially separating the space.
14:56I think if a wall went up here to the business end of the property up here, I think that
15:00would give us ample living space.
15:02Yeah.
15:02Absolutely.
15:03How long does that take, though, to separate this?
15:05Well, it's not a structurally bearing wall, so it could be done in a couple weeks.
15:08Okay.
15:09I mean, that'll be tight.
15:11We might be able to expand this wall out to expand that living space a little bit.
15:14Yeah.
15:14I'm okay with this space being, I suppose, the smallest living space we've seen.
15:19In the future, we could bump the wall out to give us more space.
15:23Sure.
15:23That would work.
15:24Now, I was thinking that this could potentially be a bedroom.
15:27Ah, the furniture is very cool.
15:29Okay.
15:30Yes.
15:30Wow.
15:30This desk was actually here when they purchased the property.
15:33Obviously, this place is a little intimate.
15:36Closet here.
15:36What can we do here?
15:37That is actually the AC unit, so you would need to relocate it, but it's possible.
15:42Seeing the room behind you here, so that could be a potential opening up to make the bedroom
15:47a little bit larger.
15:48I'm open to this idea.
15:50Something about it's charming for some reason.
15:52I feel like it's the age of the building.
15:54I like it.
15:54Yeah, it's definitely selling me.
15:55I'm glad.
15:56Yeah.
15:57I really want to show you the kitchen area now.
15:59Sure.
15:59Oh, I like this.
16:02Very nice.
16:02This is cool.
16:05This is a great entertaining space.
16:06We would definitely have to add a refrigerator and stove, but this prep counter is great
16:11because those windows open right up to the outside.
16:13Absolutely.
16:14And this could also double as a bar area for entertaining.
16:17I'm excited to throw a party on this counter.
16:19This is the real showstopper.
16:21Yeah.
16:21Wow.
16:22Wow.
16:22Wow.
16:23So nice.
16:24This is a great party area.
16:26You know, with this adequate deck space, I could envision this all being enclosed into living
16:30space.
16:30Bump this whole area out, go up, and create a primary suite up above with a secondary living
16:36space down here for entertaining guests.
16:38And there's still adequate yard space, so there's still plenty of backyard to be able
16:42to entertain in.
16:42Okay.
16:43That would work.
16:44I mean, we definitely have the room back here to expand.
16:47Absolutely.
16:47And we have the extra money, obviously, to do that.
16:49Let me go show you some of the workspace.
16:51Perfect.
16:51Yeah.
16:53Bathroom in here.
16:54They have also redone this.
16:56Oh, I love this.
16:57Very fun.
16:58How artsy.
17:00It's definitely smaller than I anticipated, but for some reason.
17:03I think the flow and the layout is really, really nice.
17:06Yes.
17:06This could definitely be one of the injecting rooms because of the natural light that comes
17:10in.
17:10Yeah.
17:10This would be a nice treatment room, I feel like.
17:12This is nice.
17:13Okay.
17:13And this walks directly out into what would be the salon space.
17:16Absolutely.
17:17If that wall and partition was up.
17:19Okay.
17:19Yeah.
17:20That space forward could definitely, this is adequate space for four chairs.
17:24This is a great, yeah, this is a great amount of space for a salon.
17:28I really like the essence of this space.
17:30It feels good to be in here.
17:32I'm very concerned about the square footage.
17:33It would be a short-term sacrifice to have a place to lay our head at night and just be
17:38able to start generating income with the front end of the business between the spa and
17:41the salon.
17:42With the modifications that we want to do, it's very doable at the asking price.
17:46I understand that there's room for growth and there's room for expansion.
17:50It also comes with a lot of time involved.
17:52Yeah.
17:52With properties flying off the shelves, Nicholas and Kevin need to decide.
17:57That space is going to be way too small for us.
18:06I could really get used to this.
18:08Absolutely.
18:09Kevin and Nicholas need to decide which properties price and amount of reno will get them the
18:14work beach life balance they want when they want it.
18:17What did you think about the duplex?
18:19That was awesome because that was walkable to hear.
18:21That was a great option.
18:22Yeah.
18:22I loved the way it looked.
18:24It had that charming feel.
18:26The landscape definitely sold me on that property.
18:28It was almost turnkey because it's already separated.
18:31It had some elements to it that obviously I'm a little concerned about.
18:34There was some updating to do there.
18:36We have to keep in mind too, the asking price of that home is $1.495 million.
18:40That's not leaving much room in the budget for any renovations whatsoever.
18:44What did you think about the villas?
18:45It has some very charming, whimsical front.
18:48We won't be able to make a lot of those major modifications right away because of the asking
18:51price.
18:52It did have a separate potential salon space and a separate potential spa space.
18:56That's a huge advantage.
18:57Get that salon up and operating.
18:59And I think long term, that's going to give us our most bang for our buck and set you up
19:04for a financial future.
19:05I don't love the fact that we would be living in such a small quarter.
19:10What did you think about that 1930s ranch?
19:12It's only 10 minutes away from the beach, which is less than half of what we're currently
19:15commuting.
19:16That's true.
19:17That house, we can walk to the downtown area.
19:19I loved the fact that it had those clean lines and it was just white and sleek looking.
19:23That backyard.
19:25That home was an entertainer's paradise for sure.
19:27Yeah.
19:27I wish that we could instantly make the place bigger.
19:30There's nothing instant about expanding.
19:32But being offered at 1.1 million or just under definitely gave us that space to be able
19:37to make those modifications relatively quickly.
19:40But initially, that space is going to be way too small for us.
19:54That was good.
19:55I needed that.
19:55Yeah.
19:56We chose the villas.
19:58We chose the villas.
19:59You get your, like, clean archways.
20:02I get my whimsical wrought iron gates.
20:05The fact that we can work downstairs, live upstairs.
20:09Have a guest house.
20:10Be walkable to the beach.
20:11It was just, it was the perfect fit for us.
20:13You do have a full afternoon, so we should probably head back down.
20:16Our current living space is broken up into two individual spaces where we are living and
20:20sleeping in one area and we're entertaining in the other area.
20:23The backyard space is right now a little simple, but we have big plans to make that that dream
20:29garden party area.
20:31What a long commute to work these days, right?
20:33We moved into the space two weeks ago and we opened up the salon one week ago.
20:38We were able to fully renovate the new salon space and move out of our old salon and into
20:43this one.
20:43Paint all four villas and get our stuff staged and organized so we could actually wake up
20:48in the morning and get dressed comfortably and go down to work.
20:52Hi, everybody.
20:54Hello.
20:54Hi.
20:54Molly.
20:55The asking price was $1.495 and we ended up purchasing for $1.350.
21:01It gave us that little bit of wiggle room to do the minor things that we've already done
21:04and will continue to do.
21:05Because of the permitting and the build out, we're looking probably three to four months
21:09before we can actually open the doors to the spa space.
21:11Welcome to the new space.
21:12It's amazing.
21:13I love it so much.
21:14We're already getting to reap the benefits of this place.
21:17We've already gotten to host family and friends and we're already having fun.
21:21And I'm so excited to be here with you.
21:23And I'm just really glad we got it.
21:25Other than our wedding date, this has been one of the best decisions of our life.
21:28Yeah.
