00:16need to imagine it. We grew up on a ranch in some of the most beautiful country
00:20around. The lessons we've learned and our passions for the ways of the West
00:24made us who we are. This is not glamorous work. But today a new generation is
00:29chasing that dream. Oh my God. I'm in love with this. I'm at peace already just being
00:35here. So we're tapping into our roots and everything we know about real estate to
00:39show that anyone can have that dream. They just need to know where to look.

00:48This road it feels like it never ends. It's a legit dirt road. Ina grew up in the mountains
01:05and Hamed in the countryside. Fate brought them together in California where they fell
01:11in love, got married, started a family, and then got sucked into the big city grind.
01:15Yeah. And now they won out. Working nine to five in the city, spending a lot of hours
01:21commuting takes away time with our family, with our son. They have been visiting Calaveras
01:27County for years and they love the friendly low key vibes of the old gold rush town Murphys.
01:31We love being in the wine country. When we visit Murphys, we feel like we are at home. The downtown
01:38area is very dreamy and very attractive for me. All right, let's go. We decided that we want to move
01:43to Murphys for a better work-life balance. We're just looking to be really more connected.
01:48Ina and Hamed really want that ranch life because they want to start a wedding venue or even a wellness
01:53retreat. They're looking for five bedrooms. They want four to six acres close to Murphys,
01:58but they only have $700,000 to work with and the comps are easily coming in around a million
02:03dollars or more. So they need our help. They haven't been having any luck. I think they're
02:08going to like this first property. This first property is absolutely stunning.
02:19This is 10, 15 minutes away from the wineries and they're not that far from the big city.
02:23This is a perfect location to draw people in for a retreat, especially with these views.

02:49The house here is almost 1900 square feet, four bedroom, two bathroom, built in 2005. So it's not actually
02:55terribly old, but you know you're buying this house because of this. You're way up here on the hill.

07:52These days, ranch life means a little something different to everyone.
07:55And for Ina and Hub, it's all about their love for the town of Murphy's.
07:58It's rich history.
07:59And let me tell you, the locals are very passionate about it.
08:03I'm Martin Hubbardy, and I'm a sixth generation Calaveras County resident.
08:06And this is where the gold rush started.
08:08There is such a great sense of space in Calaveras, the lakes, the rivers, the mountains.
08:15It's just an enchanted place.
08:18Gold mining was famous in Murphy's because the Murphy's brothers were the first ones here.
08:22And that's where the city got its name.
08:24There are photographs from that period in 1857 of the Murphy's Hotel and the main street of Murphy's.
08:31And it really hasn't changed much.
08:35A lot of the miners built little cabins that then they homesteaded in while they were mining.
08:40And there are a few left.
08:42And you can't let these historic, wonderful buildings go to waste.

08:53This is actually one of the original gold mining cabins from the gold rush.

11:00It's really kind of like bringing us back home to the happy years and careless years and
11:07less responsibilities, really.
11:09See, you become all grown up and you get so serious working on a desk job,
11:12you want to go back to live.
11:14Because you both lived on farm properties, right?
11:16Yeah, yeah, yeah.
11:16I used to go every summer visit my grandparents and they used to have a big farm.
11:21So spending all day in between trees is something that I'm looking forward to doing it again.
11:27And for me, I can imagine what my mom would have felt like washing the dishes and looking at the mountain.

24:06where they run a horse training facility while raising four children.
24:10But they've always yearned for something bigger.
24:12For Jim's business, it doesn't get any bigger than Scottsdale, Arizona.
24:16Scottsdale is the pinnacle of places to live for horse training if that's what you do for a living.
24:21My entire life is engulfed in horses, horse training, and we compete.
24:26Jim's been showing horses in Scottsdale for years,
24:28but the constant back and forth from Canada hasn't been easy.
24:32You have to travel on the highway 24 hours with your horses and your truck and trailer
24:36to show up.

25:19Well, we've spent our entire lives chasing our goals and our dreams.

25:27My biggest dream has been to own the property that I'm working off of.
25:30Versus renting a facility and living in a home we own.
25:33They want four bedrooms, two bathrooms,
25:36move-in ready for family and for business.
25:39And, I mean, their budget's decent, $1.2 million.
25:42They've been looking for quite a while and they can't find anything.
25:45So, I think the first property we showed them, it's just north of Scottsdale proper.

27:20And I think the age of our kids is in that sweet spot right now.
27:24But my biggest fear is leaving my family.

27:27And so, to be that far away from family, I've never done that.
27:31That'll be a huge adjustment.

31:12If you're out there riding any time somebody drives by and sees you're a horse trainer,

32:10Hey, it's too hot four months out of the year here, but the other eight months out of the year,
32:14the temperature, the climate, it's tremendous.

32:58And I build all my barns with extra tall roofs like this so I don't create an oven.
33:03The misters aren't a must.
33:05I mean, we really like it because they're so effective.
33:07How much water does it take to run the misting system?
33:09Surprisingly little.
33:10And we can recycle it.
33:12Do you have days in the summer where you don't work?
33:14We start early and we finish early.
33:15And that's safest for the horses, safest for me.
33:18The best thing I'd tell you to do if you're thinking about training livestock down here,
33:22you've got to avoid the direct sunlight.
33:24It literally sucks the moisture out of you.
33:26You know, you get just the last few days of being here,

36:37So whoever planned this house originally, they actually did a pretty great job.
36:42People can be hanging out in the living room or in the kitchen and homeschooling at the dining
36:45table.
36:46And we can all kind of be doing our thing, but still be all together.
36:49And I really like that.
36:50The business and the barn has always been priority.
36:52And I really said this time, like I need more space.
36:55And so it's more space than I've ever had, which is exciting for me.
36:59This house only has three bedrooms.
37:01That's one thing to keep in mind.
37:02I know you're wanting a four bedroom, but unfortunately this is already the max of your budget.
37:07The thing you could consider just like in the other ranch you saw yesterday,
37:11you do have a garage attached.

37:13You could actually convert that to another bedroom if you wanted to.
37:16And then you have the space to build a separate garage down the road.

37:19Let's just talk about the one thing that is great here that you didn't see in another property.
37:24That pool is pretty amazing.
37:26I could get behind this kind of lifestyle.
37:28A ranch luxury.
37:30Living this far out of town for me to entertain the kids or to always be bringing them to town,
37:35find somewhere to cool off every time.
37:36That's a pretty good haul to town.

37:39I will, but they're new boots.
37:41You don't want to get rusty spurs.
37:42The pool is a huge bonus.
37:45As a family that homeschools with four kids, like this kind of Arizona heat,
37:50we need somewhere where they can cool off.
37:52And that's a huge draw for me here.
37:55This is the property line here where the corrugated steel is.

37:59And where that far fence is where we came in off the main road,

38:48You've got that extra space in behind here.
38:49So it's not like you're short on space by any means.
38:52Obviously for this one, to walk around here and have the horse facility standing ready,
38:57for me, it's the business.
38:59I can come here and at least get started in the business easily.
39:03My concern is that this being at 1.2, coming here with a family and being so maxed out on
39:10our budget and then the transition of starting the business from scratch.
39:13Like, are you going to get enough business right away to sustain us as a family?
39:17It worries me.
39:17And it's not like it's just the two of you or the two of you with one kid.
39:19You have four kids.

39:22So the other place, I like that it has a little bit more buffer in our budget.

39:26That makes me a little more comfortable.
39:27Have you ever thought of the fact that, you know, making this massive move to a new country,
39:32starting fresh with your business, have you ever wondered if you're just nuts?
39:38I come up with every excuse we shouldn't.
39:41But being together for 16 years, like, I trust him.
39:44I have all the reservations and he's talked me through them all.
39:48And I'm starting to see the bigger picture.
39:50It's good that you have that balance because it's let you talk through all the worst case scenarios.
39:53I really appreciate that you said you trust me because on the flight down here,
39:56I'm not sure that's what you said.

40:04Well, we said this time we were going to focus on house stuff.
40:07You like the style of that first house.
40:09I kind of like that.
40:10I like those curves.
40:11It makes it kind of unique and fun and like that Southwestern vibe.

40:17And I liked that.

40:20We got to somehow knock something off the list.
40:22The second house had a pool for the kids.
40:23That's a huge perk right there.
40:25And the house felt bigger.
40:27And with the big high ceilings, it still had the beam work in both.

40:31And all we do is talk about the house.
40:34That's what I want.
40:35That is the truth.
40:36The house has to work, but we also have to pay for it.
40:38You know, the business has to work too.
40:40So that second place we looked at has a beautiful barn.
40:43It's very easy for me to already begin planning with a place like that, that has everything there.
40:48It's at the top of our budget.
40:50Yeah, it is.
40:50It's scary to spend that kind of money.
40:53But to me, I'm comfortable with that because the horse math works out.
40:57Simply focus on actually getting horses in the barn and finding those customers.
41:00But do you want to be able to customize it with the other place?
41:04Like we have that budget and you can make it your own.
41:06You've always dreamed of building from the ground up.
41:08Yeah.
41:08And you have that option there with a more comfortable price point, which I'm happier with.
41:12But I do think that one of them checks off more boxes than they are.
41:18Are you thinking about the one I'm thinking about?
41:20I hope so.
41:42I don't know that we could even imagine how cool life's become.
41:45I would wholeheartedly agree.
41:46Like, even though it was at the top, top of our budget.
41:49And we do sometimes feel that stress of like, we are, we are stretching it.
41:54Oh, it's like, yes, we made the right choice.
41:56Hacking up four kids from everything they know and their family and moving them down here.
42:01They have repeatedly, since day one, thanked us for making that move.
42:07The horse math is mathing.
42:09We're able to charge more per horse because of the location.
42:12And I've really come to love the layout of the kitchen and dining, living.
42:17The kitchen is spacious and open.
42:19And we can have people at the island while people are in the living room.
42:22It's worked out really good for our lifestyle.
42:24You got me soaked.
42:27For me, missing my family was pretty big.
42:30But thankfully, we do live in an area where people want to visit.
42:34It's very cold.
42:35Drew and Jonathan were incredibly good in helping us.
42:38On the family side of it too, like making sure the house works for me and the kids and us as a family.
42:43It was really about what we needed.
42:45And I think that was really cool.
42:47This is what we are supposed to do.
42:49It feels good.
42:50I love the neighborhood.
42:51I love the community.
42:52It's been spectacular.
42:53I wish everybody had that feeling of going like, okay, this is where I'm meant to be.
