00:12This is everything I've ever envisioned. Hashtag ranch life. We don't need to imagine it. We grew
00:17up on a ranch in some of the most beautiful country around. The lessons we've learned and
00:22our passions for the ways of the West made us who we are. This is not glamorous work. But today,
00:28a new generation is chasing that dream. Oh my god. I'm in love with this. I'm at peace already just
00:34being here. So we're tapping into our roots and everything we know about real estate to show that
00:40anyone can have that dream. They just need to know where to look. What are you waiting for? Let's have
00:45some fun. I'm a stick to what you know kind of guy. So whenever Sarah and I agree on a place that we
01:01can live and raise our family, I don't plan on ever moving again. Sarah and Thomas are finally ready to
01:07leave their small suburban home in Aubrey, Texas for a dream property where they can create a family
01:12homestead. We met about 20 years ago. We dated for a couple of years and then got married. I married
01:20up by the way. We were also very, very poor. I worked full time. He worked full time. We moved into
01:30the house that I grew up in. It was a very dated house. Do we really want to put all the time and
01:36effort into this house? Do we just want to go find a new house? Because it is constantly in remodel.
01:42There hasn't been floors in the kitchen for a while. You know, raising a family on plumber's wages,
01:47because I'm just an old plumber, it's a good life, but it's never going to be over the top.
01:53When Elizabeth, our youngest daughter, when she was born, I decided it's time to start our own
01:58business. I quit my job. She started helping me cold calling, and that was in 2014. It was pretty crazy.
02:05It was unexpected for it to take off as quick as it did, but it was a blessing, so we didn't complain.
02:11Our business has done very well. It's grown beyond my wildest expectations.
02:17They've got their sights set on Van Alstyne, just outside of Dallas, with that small town vibe where
02:22everyone knows each other, and Friday nights are all about high school football.
02:28I've got a budget in mind of somewhere around 21 and 1.2 million.
02:33Budget this and budget that.
02:35And she hates that word.
02:36I hate that word. I mean, I was saying two, but that's only like...
02:40How much did you say?
02:42Maybe two.

02:48I am wanting something castle-like. I want something that is very much open,
02:55something that may be closer to some neighbors.
02:58I'm just looking for a nice, quaint home on a lot of land. I like to have room to roam. I don't like
03:05people right next door that can yell at me for a cup of sugar.
03:08This is a big upgrade for Sarah and Thomas, but they're miles apart in terms of what they want.
03:14Well, they did agree on the essentials. Land, move in ready, close to town, teenager friendly.
03:21The brothers really have a lot of ranch experience. The amount of acreage that you're wanting,
03:26like, hopefully they can kind of put that into perspective.
03:28Well, I'm excited to hear what they have to say, and hopefully they can, you know, guide us in the right direction.
03:33I'm just going to rely on them and trust them and trust you.
03:37The first place is a private oasis on a hill,
03:39and Sarah will love that it's only a 10-minute drive to the nearest town.

03:45Yes. The nice big porch is beautiful.
03:49You know, when you look around here, you can't see any other houses here.
03:53It's definitely tucked away, which is a major plus.
03:56I mean, this is 18 and a half acres. That's a lot of land, and it's gorgeous.
03:59I'm thinking somewhere between 50 and 100 acres.

04:05So you want a full-time job, or are you thinking you guys are going to hire staff?
04:08I think I have two teenage children that need to learn how to pull their weight.

04:15Is this their dream? No, this is very much my dream, not their dream.
04:19We grew up in a ranch, and we had 160 acres.
04:21It did get to a point where it was too much for my parents.
04:24So just think about that as we go through it.
04:26You know, them are great points. 18 just seems small to me.
04:30Sarah came from, you know, she's a town girl. She's a city girl.
04:33So to her, she's like, no, that's more than enough.
04:36100 acres is a lot to take on, but 18 acres strikes the perfect balance.
04:41Plenty of room for Thomas' vision without turning it into a full-time job,
04:44so he can still focus on family.
04:46You know, especially my children, they've got the world at their fingertips in a cell phone.
04:51And if we can teach them a little bit of the old ways of life,
04:54maybe they'll appreciate that a little more.

11:57I've never had a, I mean, I've had a pond, but never, nothing like this.
12:00It's always been kind of more of a mud hole.

12:04What's it take to maintenance something like this?
12:06We've never had a lake.
12:07Yeah, you're on your own here.
12:08I just keep thinking maintenance, maintenance.
12:11We never want to turn you away from a property if it's got something on your wish list that's
12:15really important.
12:16The challenge is it's all give and take and it comes with the price.
12:19I want to make good financial decisions, but at the same time, I don't want to sacrifice
12:22my family's happiness and where we're going to raise our children.

12:26I want it to be something they can remember their whole life and always be able to come
12:31back to.
12:31Well, and positive memories.
12:33So I know you keep saying you want to have them work the land, but you have to remember
12:38their age and they're not used to that.
12:41So throwing them out here at 15, 16 years old to work land like this.
12:47I don't really know how much positive can come from that at this point.
12:52We're struggling to get them to brush their teeth sometimes.

14:35So it's a little less than the other property.

19:24They can have their own privacy and we can have our own privacy.
19:27I think I really, really like that about the first house.
19:30It has everything there that we need.
19:33We could definitely make something work for us on that first property.

19:42It's more modern.
19:44I think it's more of what we're looking for.
19:47We would be able to move in.
19:48The kids would already have a pool.

19:52It doesn't have any outbuildings.

19:56Like the brother said, we could always build down the road.

20:10Let's discuss the yellow house.
20:13Because that one is more to me in our price point.
20:16That's the one I feel comfortable spending the money on.
20:19I do think it has southern charm.
20:22I did like that there was a barn.
20:24And that there's the smaller lot.
20:26I mean, Banjo makes it lovable.
20:28And Banjo would have to go.
20:31No, Banjo is part of the property.
20:33That comes for a million and a half.
20:35Banjo better come with the property.
20:36But in the end, we've got to figure this out together.
20:40And make a decision based on what's best for our family.
20:49It was a lot of compromise.
20:56But she got her castle and I got my land.
21:02It's wonderful.
21:04It's actually perfect for everything that we need it for.
21:08And we've got the pool.
21:10We have basketball court for the kids.
21:13It really is nice.
21:15We did go over a little bit.
21:17Her little bit and my little bit are a little bit different.
21:22But we compromised.
21:23And I fell in love with the land.
21:25She fell in love with the house.
21:26So we ended up spending about $2.3 million on everything.
21:31And it was a little more than I wanted to spend.
21:33But the business is doing great.
21:36And we feel we're in a position where we can effectively afford it.
21:40The peace you get out here, the sense of knowing that,
21:44hey, this is your piece of Texas right here.
21:46And nobody can take that away as long as you do your part.
21:49I don't even know that I fully have comprehended the realization of what we have here yet.
21:54Just because of what we came from.
21:5760 acres is a little less than I wanted.
21:59But after mowing it once, I'm okay.
22:02I'm comfortable with it.
22:03I tried to tell him, but it is one of the things that we had to figure out and compromise on.
22:09Finding the right spot for Sarah and Thomas was definitely tough.
22:13But I think we focused on what mattered.
22:15Lots of land for Thomas and a move-in-ready home for Sarah.
22:19Honestly, we're thrilled because this place gives them the room to grow and adapt as their needs change.
22:24It's exactly the kind of home we know that will serve this family for years.
22:27And that's what's exciting for us.

22:50Right now, we live in the city of Mission Hills in the San Fernando Valley, and it's a little bit hectic.

22:59There's sirens, and we live in, you know, the cement jungle.

23:06Our neighbors hate us right now.
23:08We love refurbishing classic trucks.
23:09We have an RV.
23:10We have vintage trailers and vintage trucks.
23:13And our first time renovating our vintage trailer, we did it on our front lawn,
23:17and they didn't like that very much.
23:19We got the cops called on us a few times.

23:29We met, and it's history.
23:31I said, you want to get married in Vegas?

23:35We went to Vegas, and then we partied on the strip all night.

23:39I mean, back then, we didn't have a dime to our names.
23:41So we did a timeshare meeting, made 250 bucks, you know, recouped the money we spent on the wedding,
23:48and now we're going to buy a ranch.

23:50But city life has them craving space, and they can't wait to dive into country living with their first home.
23:58Right now, we're renting 1,700 square feet.

24:08In just an hour outside of LA, these two have already found where they want to start their new life.
24:14The town of Agua Dulce, it's pretty historic, and it's the cutest little town.
24:19And they used to film a lot of westerns here.
24:20There's Vasquez Rocks where they film the Flintstones, Star Trek.

41:28They kind of prepared us for the hard work that it was going to be.
41:30So I think that helped in us, like, being mentally prepared when we stepped into the situation.

41:46We didn't know that some of the gravel was going to end up washing away.
