How rent is rising across the UK, and the latest property rental hotspots

00:00The cost of renting in Britain is rising considerably faster than property prices, the latest figures from Rightmuth show.
00:08The average asking rent for property outside Greater London now stands at ÂŁ1,349 a month, up by 4.5% from this time last year, the figures for the first quarter of 2025 show.
00:23Within London, landlords are asking for a monthly rent of ÂŁ2,698 of average, following an annual increase of 2.5%.
00:32The average asking price for property, in comparison, has risen by just 1.3% during the same period.
00:41Rightmuth's latest figures do show that the rental market could be cooling, however, with the average number of inquiries per property having dropped from 16 this time last year to 12.
00:51And a quarter of rental properties seeing a reduction in the asking price.
00:57Rightmuth's figures show where which parts of Britain have seen the biggest increase in asking prices for rents.
01:04The biggest increase of anywhere was in Chippenham, Wiltshire, where the annual change is 16.4%.
01:11Stockport in Greater Manchester has seen an annual change of 16.1%.
01:17And Coventry in the West Midlands has seen an annual change of 14.1%.
01:22Other areas with big increases of over 10% in the last year include Newcastle-under-Lyme in Staffordshire, Milton Keynes in Buckinghamshire, Grimsby in Lincolnshire,
01:36West Brorwich in the West Midlands, Carlisle in Cumbria, Birkenhead, Merseyside and Sheffield.
