Development in Seal Rocks

00:00 We own a property in Kinker Road, Seal Rocks.
00:03 We are very concerned about this proposed development
00:06 that's before Council as we speak.
00:09 It involves a three-storey dwelling in a very small village
00:13 and it's been a development proposed by the Toronto Diggers.
00:17 So it's a commercial type of development,
00:19 which is gonna mean that this is gonna be used
00:21 for accommodation 24/7.
00:23 It's gonna have traffic impacts.
00:25 It's over height.
00:26 It sits next to a national park.
00:29 So it's gonna have a significant impact on the character
00:32 and feel of Seal Rocks that everyone knows very well.
00:35 Really, Council's only got one option
00:36 and that is either to get them to redesign,
00:39 to do something that's actually compliant,
00:41 or go and get the developers
00:44 to come and talk to the community.
00:45 They've never once spoken to anyone in the village
00:49 about what they think is appropriate in this village
00:52 and that's significant.
00:53 I mean, apparently there's only 56 residents in Seal Rocks
00:57 and there was 34 objections
00:59 and not one person from the developer came and spoke to us
01:04 and asked us what they thought
01:06 or what we thought was appropriate for the actual village.
01:09 In the past, it was used as an illegal,
01:13 it was never ever authorised.
01:14 It was like a fish-o's club.
01:16 So people come there, drink, stay the night,
01:18 there'd be bunk bed accommodation
01:22 and yeah, that was probably, as somebody said before,
01:25 the way things were done in Seal Rocks.
01:28 So the club now has sort of demolished the old buildings
01:33 and seeking to rebuild something similar.
01:35 It's said to be a residential dwelling,
01:37 but we don't really know that.
01:39 It's got a lot of bedrooms, it's got two lounge rooms,
01:43 it's got two dining areas.
01:45 So it sort of sets our radars sort of on alert here
01:49 because we think this could be used 24/7 for accommodation
01:53 because Toronto Diggers are not owners like us
01:57 who are families, mums and dads and stuff like that.
02:00 They're gonna only run it for one particular purpose
02:02 and that is to make money
02:03 and commercialise the whole village, I think.
02:06 And this is gonna have huge impacts
02:08 and I think that's really where council needs
02:10 to put their money where their mouth is
02:12 because they're the ones who develop the DCP rules
02:16 and yet Toronto Diggers are coming in
02:18 and basically saying those DCP rules
02:21 can be torn up and don't apply.
02:23 Now that's not right.
02:24 - Well firstly, no one objects to them building something
02:28 that's within the DCP,
02:29 but what they're hoping to build is a three-storey building.
02:33 It's 10.9 metres high.
02:35 That's way higher than any other home in Sierra Rocks.
02:38 It will be the second highest building in Sierra Rocks
02:42 next to the lighthouse.
02:43 It's just totally inappropriate for the village
02:46 and for the site itself.
02:48 Well, privacy is an issue
02:49 because everyone can see that proposed building
02:53 and they can look down on us.
02:55 So it's an issue for the adjoining residents.
02:59 It's right up on one of the highest points in the village
03:03 and it will look down on everyone
03:05 in that area of Kinka Road.
03:07 So it's just totally inappropriate.
