00:00All right, so we're here on the site of the Gunugunu Commercial Precinct, where we've been given behind-the-scenes access to what construction works are already going on.
00:09Starting from here, down in Stage 1, this area will be the first to be developed.
00:14As you can see on the plans, there's going to be a little more than a dozen lots out in this area,
00:19and the developer has told us that the businesses interested in setting up shop here are complementary to Tamworth's sporting precinct, just across the road.
00:28You can see the ALEC from where we are now.
00:32As the name implies, the new precinct is for commercial and retail businesses, providing opportunities for trade to move outside the CBD.
00:44Okay, so now we're moving through Stages 4 and 3 of the development.
00:48Now, these are coming in sort of post-2027 onwards.
00:53The developer tells me that they're currently zoned as large lots, but that will change as development continues.
01:02And here's the part of the development most of Tamworth already knows about, the land for the proposed Woolworths, hopefully coming in 2027.
01:11The bulk earthworks for all four stages of the precinct have already been completed.
01:16The land has been cleared, leveled, with a slight gradient added out to the west to assist with stormwater drainage and prevent flooding.
01:25But Woolworths isn't the only major store coming to Stage 2 of this precinct.
01:30Behind me will be another four more major retailers yet to be announced.
