Earl Forlales started with bamboo houses and a dream. Mula sa pagiging co-founder ng CUBO Modular hanggang sa pagiging Forbes 30 Under 30 Asia honoree, tinutulungan niya ang mga Pilipino na makahanap at makapundar ng mura at matibay na tirahan.

00:25Because I'm very interested in why you've decided on bamboo as your main material for the homes.
00:31So engineered bamboo is processed bamboo na ginawa na kong lumber and boards.
00:38So the idea there is to quickly manufacture homes and deploy them wherever they are needed.
00:43So eventually, we want to be able to help them also get to the path to home ownership.
00:48So ultimately, we understand that the Filipino dream is yung makauwi sa dream home nila.
00:55So the impact that you've made, that you've had on the housing industry at a very young age,
01:00it makes me wonder if this was something that you had wanted to do from way back?
01:07Was it something that you had wanted to do from a very young age?
01:10I was just designing houses.
01:12But I remember spending hours and hours in front of the computer doing that,
01:17only to know that fast-forward to a 29-year-old girl,
01:21yun pala yung gagawin mo sa mission.
01:23I learned early on that you're doing something for other people,
01:27and you're good at it.
01:29For sure.
01:30So what to you, does dignified housing really need?
01:33A dignified home is simply a home that you are proud to be in.
01:37It's always shelter-first.
01:40Because that's where you find refuge, solace.
01:44Kung umuwi ka araw-araw, tapos ayaw mo yung tinitiran mo, ayaw mo yung bakay mo.
01:49Parang ang hirap mangarap.
01:51Madaling mangarap kung ano gusto mong gawin.
01:54Hindi pamit yung tinitiran mo.

02:03Can you tell us a little bit about TrueNorth?
02:05TrueNorth basically is a matching platform
02:07connecting verified homeowners with idle units
02:10to verified funders with idle cap.
02:13So TrueNorth restores the units into AI-enabled futuristic rentals
02:18and then rents them out to residents at less than 10,000 pesos per unit.
02:24So yung mga nagmamayari ng mga bahay po na nakatingga
02:28at gusto nilang pagkakitaan pa-upa,
02:31minamatch po natin sa mga namumukunan.
02:34So kapag ayos na ni TrueNorth yung bahay,
02:36nalagyan ng mga gamit,
02:38saan naman natin ngayon ipinapa-upa sa mga maninirahan.
02:42At yung upa ay less than 10,000 pesos.
02:44So the reason why we chose 10,000 pesos per month and below
02:48is because there are already 2.72 million Filipino renter households
02:54who are paying that amount in rent per month.
02:58They are severely underserved and very prone to rental scams
03:01because walang formal platform who is currently servicing this market.
03:07That's why we built TrueNorth to be that secured platform for them.
03:11So para itong 2.72 million Filipino households na naumupahan
03:16ay makahanap ng maganda at modernong tahanan.
03:20So isa sa main differences po ni TrueNorth
03:24is hindi din tayo naniningail ng advanced rent payment
03:29o security deposit from the residents
03:32because we recognize that for our market,
03:35for the market that we serve,
03:37for the renter households
03:38who are paying less than 10,000 pesos per month,
03:41yung one-month advance at two-month deposit,
03:45malaking pera pa rin for them.
03:47So we forego that.
03:49The residents that we accept
03:50would have to go through some kind of screening
03:53before they get accepted
03:54because there are no security deposits.
03:57So para may vetting process din.
03:59Merong vetting process.
04:01Tama po.
04:01This is a very noble undertaking.
04:05It doesn't sound so much like it's profit-driven
04:07as it is like that true service that you're offering.
04:12How do you balance out yung earning from the venture
04:16and the vision of providing good quality homes
04:21to renters at a price point of 10,000 pesos and below?
04:25I think part of the reason why we were able to come up with
04:28is business models through AI.
04:31So we fed our AI model with numbers.
04:35So those are yung numbers from homeowners.
04:40Meron tayong homeowners na may aalit ng bahay.
04:42Of course, they have amortization payments.
04:45Yung funders natin, meron silang available cash
04:49to fund renovations or restorations.
04:52And then of course, yung residents natin,
04:54meron lang din silang set number or set amount
04:57that they can pay and rent.
04:58So by knowing all those three numbers,
05:02we credited our AI model to find the optimum price or cost
05:07that you can do the restorations,
05:09price that you can set for the rent,
05:11price that you can set for the upgrades,
05:14while also, of course, delivering ROI for the funders.
05:18So I think we were very fortunate to stumble upon a business model
05:23that works, where the math works,
05:27na hindi pa rin mahal yung end price,
05:31which is the rent per month.
05:33It's still a business.
05:34We want to sustain it for the next 10, 20, 30 years.
05:37And so important it pa rin for us na it's profit generating,
05:41but because it was a priority for us
05:45to set na, okay, less than 10,000 best per month tayo,
05:48naging value engineered yung product po.
05:52Value engineering allows us to choose the best materials
05:55that aren't expensive, but would still look good
05:59and would still nasa long time.
06:01At the same time, yung decide na, okay, simple lang,
06:05pero functional, siyempre.
06:08So if they are interested to look at how the homes look like,
06:13they can go to TrueNorth.homes
06:15and see how a simple but very functional home can look like
06:19at less than 10,000.
06:21Just to clarify, so these are for renters
06:23or may option ba kayo na parang eventually rent to own?
06:27Ganyan, pwede rin ba yun?
06:28We are exploring that group or that possibility in the future.
06:35Pero sa ngayon po, we're focusing on a rent model
06:38because we first want to focus on how we can make it work
06:44for those 2.72 million renter households.
06:48So eventually, as the model evolves,
06:53we want to be able to help them also get to the path to home ownership.
06:57So ultimately, we understand na
07:00the Filipino dream is yung makauwi sa dream home nila.

07:04So by first letting them into a home that's dignified,
07:10kahit na paupahan pa lang,
07:11we kind of ease them in into their path to home ownership.
07:15The reason I shifted to building TrueNorth
07:18is I also found a statistic
07:19that says that there are 3.3 million unoccupied homes
07:24in the Philippines.
07:26So, sobrang eye-opening sa akin yun
07:28dahil I kept looking at the problem
07:31na 6.5 million housing backlog
07:33but then meron pala tayong 3.3 million unoccupied homes.
07:38So when I look closer,
07:40around 500,000 of those unoccupied homes
07:42are mid-end to high-end.
07:45Pero kahit na rin po natin yun,
07:47meron pala tayong 2.7 million
07:49or 2.8 million homes
07:51that are we would consider low-cost
07:53or affordable.
07:54So, bakit po ganun?
07:56Dahil meron mga buong bilin ng low-cost home
07:58na binabayarin nila through amortization
08:00na hindi naman nila natitiraan
08:02or hindi nila nagagamit
08:03dahil at turnover,
08:05wala pa siyang tiles,
08:06wala pong pintura,
08:08basic bathroom and kitchen,
08:10kailangan pong aidsin.
08:11So may gaspust pa po on top of that.
08:13So, but when we found that number,
08:16we found that it's more sustainable.
08:17So actually, use existing homes
08:20rather than creating new ones.
08:24And it's also faster po.
08:25Kasi syempre, nakatayin mo yung bahay.
08:27Kailangan na lang natin gawin.
08:28May nataga ng tiles, di ba?
08:30Pinturaan ang maayos,
08:32nagyan ang furniture.
08:33So, dun po mapasak po si 3-Nord.
08:36But Earl, this wasn't your first
08:38parang venture or foray into housing.
08:42Because we do know that
08:43when you were named Forbes 30 under 30,
08:45you were manufacturing bamboo households
08:48for Filipinos with Kubo Modular Homes.
08:53Can you talk to us a little bit about that too?
08:55Di ba that started out as like an entry
08:58to a contest?
08:59Am I right?
09:00Tama po, Ms. Mia.
09:01So, Kubo Modular is a manufacturer
09:03of engineered bamboo homes
09:05here in the Philippines.
09:07So, the idea with Kubo is
09:12by manufacturing homes
09:15inside a controlled setting,
09:17inside the factory,
09:18using a material that's
09:20quickly renewable,
09:22which is engineered bamboo,
09:24that we can help solve
09:26the housing shortage.
09:28No, in po kasi,
09:29we kept hearing about
09:31this 6.5 million housing backlog
09:33in the Philippines.
09:35Up to now,
09:36you know,
09:36it's still a number
09:37that's being thrown around.
09:39Kasi,
09:39marami talagang bahay yang kailangan.
09:41So, the idea there
09:42is to quickly manufacture homes
09:44and deploy them
09:45wherever they are need.
09:47Kubo is still around
09:47under the leadership
09:49of my co-founder,
09:51Zyra Zanjani.
09:53So, I co-founded Kubo with her
09:55in 2018.
09:57So, she's my schoolmate
09:59in Ateneo.
10:00And, yeah,
10:02we decided to build Kubo
10:04to impact housing
10:06in the Philippines
10:06in a sustainable way.
10:08And because I wanted
10:10to pursue this new path
10:11to providing housing,
10:13she took over Kubo.
10:14Okay.
10:15Can I ask also about,
10:16maybe just a little bit more
10:17about Kubo?
10:18Because I'm very interested
10:19in why you decided
10:20on bamboo
10:21as your main material
10:23for the homes.
10:24I encountered bamboo
10:26from a very young age,
10:28actually.
10:28I grew up in a bahay-tubo.
10:30Tubong San Rafael Bulacan
10:32ko ako.
10:33So,
10:34dahil itatrabaho yung
10:35ang nanay ko,
10:36naiiwan ako sa
10:38lolot-lol ako.
10:39So,
10:40nakatila sila
10:41sa bahay-tubo
10:42sa bukid.
10:44So,
10:44I spent most of my
10:45childhood with them
10:46there.
10:47And,
10:47I saw na
10:49bilang bahay-tubo,
10:50hindi siya malaki,
10:50around 9 square meters,
10:52pero,
10:53merong
10:54may banggera sa labas,
10:56may nakabong-bangko,
10:58na mesa,
10:59salob,
10:59kapag hapon,

11:10When I went to Ateneo
11:12to study
11:12material science and
11:13engineering
11:14and chemistry,
11:15that's when I learned
11:16that bamboo
11:17can now be made
11:18into engineered bamboo.
11:19So,
11:20engineered bamboo
11:21is processed bamboo
11:23na ginuha na pong
11:23lumber
11:24and boards.
11:26So,
11:27because of that,
11:28it's fixed in dimensions,
11:30it doesn't bend,
11:31it's a very strong material,
11:33and,
11:33it's sustainable,
11:35definitely.
11:35So,
11:36when I encountered that,
11:38siguro,
11:38dunag simula yung seed
11:39ng idea for Tubo,
11:41na C-U-B-O.
11:42After college,
11:43I joined that competition,
11:45I entered
11:46that concept
11:47of Tubo,
11:48and we won
11:49a cash price
11:50of about
11:5150,000 British pounds,
11:52so that was
11:53around 3.3 million
11:54at the time.
11:55So,
11:55that's what we used
11:56to turn
11:57that idea
11:58into an actual business.
12:00So,

12:04We were very fortunate
12:05to win that competition,
12:06and that led to
12:07multiple sustainable homes
12:09being built
12:10in the Philippines.
12:11So,
12:11listening to your stories,
12:13Earl,
12:13parang I can see,
12:14I mean,
12:15it's obvious
12:15what kind of impact
12:17that you've made
12:18or you've had
12:19in the housing industry
12:20here in the Philippines
12:21at a very young age.
12:22You mentioned
12:23you're 29 years old.
12:25When are you turning 30?
12:26October po.

12:32But imagine that,

12:54that you had wanted to do

12:59in particular yet po.

13:20simula kabata pa lang,
13:21gusto ko na maging
13:22some kind of engineer.
13:24Nung pumatak siguro
13:25ako ng mga 12 po,
13:26grade 6 ako noon,
13:27first time na
13:29nagkaroon ako ng
13:29computer.
13:30So,
13:31I encountered this
13:33software
13:34called
13:35Envisioneer.
13:35Yung Envisioneer,
13:36parang ano po siya eh?
13:37Parang housing design
13:38software.
13:40Pwede kang mag-design
13:41ng floor plan,
13:42ng bahay,
13:43ng 3D.
13:43And that was
13:45my very first
13:46encounter
13:46of architecture
13:47and engineering.
13:49So,
13:50when I was doing that,
13:51I didn't know
13:52exactly
13:52that that's
13:54architecture
13:54and engineering.
13:56I was just
13:56designing houses.
13:57But,
13:58I remember spending
13:59hours and hours
14:00in front of the
14:01computer
14:02doing that
14:03only to know
14:04na fast forward
14:05to 29-year-old
14:07girl,
14:07yun pala yung
14:08gagawin ko
14:08as a mission.
14:10So,
14:10siguro yun yung
14:11main inspiration
14:12kung paano siguro
14:13ako na uwi
14:14pa rin sa housing.
14:15It wasn't
14:16a traditional path
14:17because
14:17it's not
14:18engineering.
14:19I don't graduate
14:20from civil engineering
14:20or architecture.
14:22I picked
14:22the closest one
14:24from Ateneo
14:25sa Santeria Science
14:26and Engineering.
14:27I was gonna ask

14:59So I guess,
15:01I encountered
15:01an ambitionier
15:03through Yahoo
15:04and then
15:05I was led
15:06to a website
15:07where I could
15:08download the software,
15:10install it,
15:11and then play around
15:12with it.
15:12Wow.
15:13So parang,
15:14it just really
15:16parang sparked
15:16a certain interest
15:17in you?
15:18Definitely.

15:19So back,
15:20yung poster,
15:21I was drawn to it,
15:23I clicked on it,
15:24and yeah,
15:25that's how I started
15:26using Ambitioneer.
15:28And not sure
15:28if it's still around,
15:30I would check.

15:38I wouldn't be surprised.

16:09and engineering.

16:27I was in the
16:28physics track,
16:29but then when
16:29they started
16:30talking about
16:30black holes,
16:32I couldn't
16:33comprehend that
16:33anymore.
16:35I shifted to
16:36something that's
16:37more concrete,
16:38which is chemistry,
16:39because,
16:39you know,
16:40when you do
16:40chemistry,
16:41if you mix
16:41chemicals,
16:42you see exactly
16:42what reactions
16:44are happening,
16:45and it felt
16:46more physical,
16:47more real for me.
16:48Bilang gusto mo
16:49mag-engineer,
16:50so something physical
16:51is what I'm going
16:52for.
16:53So I shifted
16:54to chemistry,
16:55pero ang pinaka
16:56target ko po
16:58talaga doon
16:58ay yung
16:59material science
16:59and engineering
17:00because it allowed
17:01me to explore
17:02how new materials
17:04can be developed
17:05in a way
17:06that's applicable
17:07in the industry.
17:08So hindi lang siya
17:09material development
17:10for the sake
17:12of material development.
17:13Material development
17:14for the sake
17:15of achieving
17:16certain properties,
17:17achieving certain
17:18producibility
17:20measures
17:21that you can do
17:23in a real
17:24life setting,
17:25in an industry
17:26setting.
17:27And yeah,
17:28I guess that's
17:29how I was
17:31led to
17:31engineering bamboo,
17:32turning bamboo
17:33poles,
17:34you know,
17:34random bamboo

17:35with different
17:35radiuses
17:36into fixed
17:38dimensions

18:08target.

18:11the OCAT,
18:12those were
18:12the courses
18:13that I chose.
18:14So,
18:14my first
18:15course
18:15in UT
18:17is
18:18architecture
18:19intensive.
18:21I passed
18:22the OCAT,
18:22I passed
18:23ASET,
18:23but I was
18:24offered a
18:25scholarship
18:25in Ateneo.
18:26100%
18:26scholarship
18:27in Ateneo.
18:28So,
18:29sino ba

18:30magpa-pass
18:31ng opportunity

18:36to Ateneo
18:36and I'm
18:37so grateful

18:42of teaching

18:44critically.

18:45all those
18:46philosophy
18:46courses
18:47that we
18:48had to
18:48take.

18:49a lot of
18:49practice
18:49on thinking
18:51and
18:52thinking
18:55in a way
18:55that's
18:56not only
18:57critical
18:57but
18:58something
18:58that
18:58benefits
18:59others.

19:02is how
19:03can you
19:03be a man
19:04for others,
