When you are a landlord, people who rent from you can sometimes take advantage.

For all the good tenants out there, there are always a few disagreeable ones.

But it's important to know your legal rights as a landlord,

and also what is expected of you under law.

First, you must tell your tenant in writing your name, an address,

or that of the person such as an agent or representative,

to which who the tenant will send any required notices and demands.

If you are a landlord of a single-family home or a duplex,

you must adhere to all the local housing and business codes.

If there are no specific codes,

simply make sure all the structural components, including the plumbing,

are solid and in working order.

If you own an apartment building or complex,

you are expected to provide effective pest extermination,

and that the locks, keys, garbage receptacles,

heat and hot water facilities are in working order.

Although you do not, as a landlord, have to pay for water service,

same goes for utilities and garbage removal,

not unless you want to include this in the rental agreement, of course.

Now, if you have a problematic tenant and you want to evict them,

you must go through legal process.

For example, if it's regarding non-payment of overdue rent,

you must first serve the tenant with a written notice,

giving them three days to pay it or vacate the property.

If they do neither after three days, legal action can be taken.

If you are evicting a tenant for some reason other than non-payment of rent,

the same procedure applies,

except that the notice must specify how the tenant is not living up to the lease,

and the tenant has seven days to correct the issue.

Landlords have the right to receive the property undamaged at the end of a lease,

barring the normal live-in wear and tear.

The tenant can terminate the lease and move out in accordance with the lease agreement,

or where there is no agreement,

by giving seven days' notice for when the rent is paid every week

or 15 days' notice if the rent is paid every month.
