00:07to trade in their high-maintenance house for a low-maintenance lifestyle. I like
00:12the golf, I like surfing. But I think you're gonna have to redesign this to fit
00:16all of my stuff in. Will Bill and Mark ever get the chance to enjoy it? I just do what I'm told.
00:31Nelson Bay is on the north coast of New South Wales. It's known for its
00:35pristine beaches and relaxed lifestyle and it's where our empty nester House
00:39Hunters live. And a town where, for obvious reasons, they're looking to stay.
00:45I'm Joe. I'm Mark. And it's time to downsize. We'll go for a swim later on? Yeah
00:51definitely. We have a really good life, we have lots of fun and lots of laughs and
00:55we love to travel. We've seen some beautiful countries and places. Yeah
00:59definitely love to travel. But with a five bedroom, 1,500 square meter family home
01:05getting away is easier said than done. Every weekend the upkeep is just hours and
01:11hours. So we want to downsize, have more time to ourselves and do some holidays.
01:17What really made our decision is when Scarlett, our daughter, decided to buy her house, which
01:31is just down the road by the way. We don't want to be spending every weekend making sure
01:35the house is perfect because you know what I'm like. OCD. To the max.
01:41Exactly. We just want to have a life. We just want to be able to say, OK, shut the door,
01:46let's go. You know? OK. So what's on their wish list for this ideal home?
01:51Joe, she'd have five items. Me, I'd just have the garage and the outside. I'd be happy.

02:01I want like a villa or a duplex, modern open kitchen, a beautiful outdoor opened area,
02:10plunge pool, solar panels, not a lot of gardens, at least three rooms, close to Scarlett, close
02:17to town and close to the beach. And Mark knows full well her feelings on the flooring.
02:23No carpets. Well, and if there is, we're changing it. That's right.

02:28The wardrobes just wouldn't even cater my stuff. No, they don't cater you at all.
02:33So we'd have to redesign all of that. That's not a problem, is it?
02:38This is Joe's domain. I have to make sure that I can give her exactly what she wants.
02:45OK, so what about budget? Their current house has been valued at one and a half million.
02:51But I'm guessing with all Joe's reno plans, they're going to need a bit left over.
02:56So I think 1.3 for our budget. That way it just frees up some money for us to do more.
03:02Sounds like the only travelling Mark's going to be doing is to the hardware and back.

17:30And to be able to lock up and travel the world at a moment's notice, Mark would also like a
17:36low maintenance backyard and a garage for all his stuff.
17:39Joe wants a modern duplex with an open kitchen, outdoor area, plunge pool, small garden,
17:45three bedrooms, floorboards, huge wardrobe, ducted air conditioning, solar panels.
17:50Then there's the list of what she doesn't want.
17:52But frankly, I am too exhausted to go into it.
17:55With a budget of $1.3 million and a potential to-do list for Mark a mile long, it's time to choose.
