00:00This time in central Scotland, I'm going up the property ladder.
00:04So much space.
00:05And I'm going down.
00:07And it is just the two of us.
00:09There'll be slips.
00:10Something's very wrong today.
00:11This is really my style of house.
00:13Yes.
00:13This is not my style of location.
00:16And stumbles.
00:18It's not right. Come on.
00:20But with our support...
00:22I'm so excited about this.
00:24We might just reach...
00:26Wow.
00:26I'm buzzing.
00:27They're perfect homes.
00:29I love vertos.
00:30All right.
00:41This time we're in Scotland.
00:43The two sets of house hunters hoping to take the property market plan niche.
00:47I'm with a mother-daughter duo looking to downsize to a home with heart.
00:52And I'm with a newly married couple unsure whether to be led by their head or their heart.
00:57Not going for a swim?
00:59I would love to go for a swim.
01:01You love world?
01:01I love cold water swimming.
01:03I love world swimming.
01:04Sadly, my hair and a filming day...
01:06Don't let us stop you.
01:07No, no, no.
01:08No, no, no, no, no.
01:10Well, you know where I am if you need a push.
01:12Equally hair-raising is the stunning Scottish landscape with countryside towns on the edge
01:20of Glasgow and vibrant ancient cities such as Stirling, all popular places to live.
01:26But the Scottish offers over system often leads to closing dates and bids well over valuation, making it tough to buy here.
01:39It's no wonder our house hunters are struggling this week.
01:55Like sales and marketing director Lorraine and 19-year-old daughter Emma.
02:01We'll go shopping, we'll go and have coffee.
02:04We love going to concerts together.
02:06Come on!
02:07Football, that is something that we now love sharing.
02:11Come on!
02:12My mum is definitely my role model and my best friend and all in one.
02:20Mum and daughter time is precious as law student Emma is busy at university in Glasgow and eldest daughter Meg is travelling in Australia.
02:29We obviously went to see my sister.
02:31We went travelling the whole coast.
02:34We do miss her.
02:35A lot.
02:35A lot.
02:36Yes.
02:36Cheers!
02:38But it's not just Meg who's on the move.
02:40Recent events have meant to change for Lorraine and Emma too.
02:44I separated from my partner and sold my house and we've been living with my parents since.
02:54Family is hugely important to us.
02:56We're all very close.
02:58We'll spend time here.
03:00We'll play games.
03:02Flake!
03:03Oh, come on!
03:05We're a very competitive family as well.
03:07Fun at first, maybe, but six months on, maybe not.
03:15A bit surreal.
03:16Coming back and being in your old bedroom and no posters on the wall anymore.
03:21We moved from our five-bedroom house.
03:25Everything is in storage.
03:27Grand's house.
03:28Grand's garage.
03:29Grand's shed.
03:30Mainly grand's.
03:31Oh, yeah.
03:31Grand's garage and shed.
03:33It's time to have our own space again.
03:35Which, for them, is a home for Lorraine and Emma while she's at university and ideally for Meg once she's home.
03:42They'd like it to be close to the bars and to family in nearby Bridge of Allen.
03:45Three bedrooms would be ideal.
03:47A nice, sociable space.
03:49Open plan.
03:51Good storage.
03:51Good storage.
03:52A decent-sized kitchen.
03:54I like the idea of making changes.
03:57I'll just push her towards moving.
04:00They do agree on location.
04:02Bridge of Allen's the dream, but Sterling's affordable and offers them what they want.
04:07However, it's competitive, and then there's downsizing.
04:10You're not coping well with the fact that we have to downsize.
04:13The search has been really quite overwhelming.
04:15Back to the drawing board.
04:17We do need honed and focused.
04:20If Phil is keen, I'm looking for a mansion for the price for tin shack.
04:29It's a tough ask, Phil, but you're just the man to come up with the right answer.
04:34I've tried to help lots of people downsize.
04:37It's hard emotionally, even when it makes every piece of practical sense.
04:41It is.
04:42Are there places that you have offered on?
04:45Early on, we just went the highest bidder.
04:48What's the budget today?
04:50$2.75 or less.
04:52If you find me something at $1.50, I'd be over the moon.
04:55Let's talk about the wish list.
04:58The location is probably more important than what's in the house.
05:02So buses and trains being nearby.
05:04We both like Sterling.
05:05Old?
05:06New?
05:07Doesn't matter.
05:08Flat?
05:08House?
05:09Preferably house over a flat.
05:11And would you take on a project?
05:13Absolutely.
05:15I'm probably not as keen.
05:17There's a massive great jigsaw, and I need to work out which are the priorities, and I'm
05:21not quite clear on that yet.
05:22Does that mean we're not either?
05:25I've got to get you across the line.
05:26That's it?
05:27Yeah.
05:28Maybe a little shove.
05:29Yeah.
05:31The cast is very good at that.
05:32Yes.
05:33Let's do it.
05:34Let's do it.
05:35Carte blanche to be pushy, Phil.
05:37Well, I've learnt from the best.
05:41For their top 275 grand budget, they want a spacious property with ideally three bedrooms
05:47for mum and two adult daughters.
05:49It should have sociable living and storage.
05:52They consider a project.
05:54Close to the action, and transport links to University in Glasgow for Emma.
05:58Their search takes me in and around Buzzy Stirling near Canberra's Barrow, close to transport
06:04links and family in Bridge of Allem.
06:06Whilst I scout the populous spots on the edge of Glasgow, searching for the right blend
06:11of town and country.
06:13My couple are business banking manager James and nurse Gwyneth, whose chance encounter changed
06:19everything.
06:21I saw Gwyn when I was on my way to a different night out in the queue for a place I wasn't supposed
06:27to be going.
06:27Then, at the end of the night, caught me on the stairs on the way, going out and said
06:31that he was in a band.
06:32And so, we exchanged numbers.
06:34I think it probably trussed the line a little bit with harassment, rather than, yeah.
06:40James certainly hit the right note.
06:42Now together 11 years, they spent two in Canada before returning to Scotland, tying the knot
06:47and settling in a two-bed flat in Glasgow.
06:52It's really a one-bedroom with an office.
06:54I work day shifts and night shifts.
06:56He's on the phone, like, directly through the wall from where I'm sleeping.
07:00Suffice to say, more space is a necessity, especially as they plan to start a family.
07:05But they're not completely in sync when it comes to the house hunt.
07:09I like properties that have a bit of character, whereas James is much more practical.
07:16It's a bit square.
07:17No slope here.
07:18So, I grew up in the south side of Glasgow.
07:23Well, I grew up in a little village out towards Loch Lomans.
07:26It can't be too country for me.
07:28Yeah.
07:28It has to be just country enough for you.
07:30Now settled on Tand with a community feel on Glasgow's outskirts, it's on to the wish list,
07:36which is struggling against their budget of £320,000.
07:39There's not always four-bedroom houses that we see at that price, but we are prepared
07:44to do a cosmetic stuff.
07:46Yeah.
07:47Not opposed to a bit of work done the line.
07:49If it needs to be done.
07:50Yeah.
07:52But competing in a market where houses often sell well above asking is tough, meaning one
07:58year and two offers later, still no family home.
08:02Properties move so quickly at the moment, and also it's very difficult to know what to offer.
08:06Bring the experts in to help us out.
08:09Yeah.
08:09We know what we want, it's just difficult for us to figure out...
08:13To get.
08:14How to get it, yeah.
08:15Uh-huh.
08:16Well, their intentions are right, Kirsty, but it's down to you to guide them home.
08:22You've already made offers on two things.
08:24For both the houses we've offered on, we've been the second-to-last offer.
08:29That's where we need your help.
08:31Yeah.
08:31Knowing how much to offer over, it's like a complete getting game.
08:36Yeah.
08:36So, James, at the moment, you've got a pretty hellish commute.
08:39Yeah.
08:40Yeah, so I'm two hours door-to-door at the moment because I'm Edinburgh two days a week.
08:44Is that dictating your location?
08:46To a degree, because it meant that we knew really what train line to be on.
08:50What are your top three locations now?
08:53Lindsay, Kirk and Tillich, and Milton of Campsie.
08:56So, three bedrooms, garden, plus space for James to work from home.
09:00What do you want it to look like?
09:03Well, that's the question, isn't it?
09:05Yeah.
09:06Aesthetics isn't really too much of an issue for me, whereas you like a bit of Kerberpool.
09:11Yeah, I'd like it to look nice.
09:13Doesn't sound too unreasonable to me.
09:16Well, it's reasonable to say it's never that straightforward, Phil.
09:21James and Gwyneth have up to £320,000.
09:25They want a minimum of three bedrooms, plus space for James' office, and a family-sized kitchen and garden.
09:32A community vibe is a must, near amenities and a station for James' commute to Edinburgh.
09:37Good morning!
09:43Good morning. How are you?
09:45Well, I'm a bit confused.
09:47You're about to make a big announcement?
09:48No, not that confused.
09:51OK, good.
09:51I've just spent time with my couple, and I've come away going, what are they looking for?
09:55I've no idea.
09:57Ah.
09:58People think that it's a good plan to be flexible and open, and actually, less is more.
10:05It makes it much harder.
10:06Yeah.
10:06Being involved with you and I is a learning process for everybody.
10:09If I can help them reach a fixed point, then I'm fine.
10:14OK.
10:15Anyway.
10:15Well, sitting on a bench in a lovely community garden isn't going to find anyone a house.
10:19One, two, three.
10:20Oh, dear.
10:23And we're off.
10:24Well, I am.
10:26And starting strong in Canber's Baron, a charming village Lorraine and Emma like.
10:31There's amenities and transport links on the doorstep, and it's a ten-minute drive to family.
10:36So, we are starting the village of Canber's Baron.
10:39I know, you know it, don't you?
10:40Yeah.
10:41Yeah.
10:41Yeah.
10:41Out scouts of Stirling.
10:43And we're going to see a three-bed terraced house.
10:45This is office over two, three, four.
10:49OK.
10:50OK.
10:51And I know one of you is familiar with this house.
10:53Yes.
10:54Yes.
10:55That's me.
10:55I spotted it.
10:56Well, that's a good sign.
10:57Very good sign.
10:58I'm buzzing.
11:00Excellent.
11:01Let's get in and see what your money buys you here.
11:02Yeah, let's.
11:03Well, Emma's feeling it.
11:07Not sure about her mum, but she's yet to see inside this box-ticking two-storey modern terrace.
11:13Downstairs has a cosy living room and a smart kitchen that could be combined to create the
11:18open-plan feel they like.
11:19Upstairs are the three requested bedrooms, with one en suite and all a decent size, plus a
11:27family bathroom, whilst outside there's a nice courtyard garden.
11:31It's move-in ready for Emma, and on offers over £234,000, with a home report value of £250,000.
11:39The price should suit Lorraine, as they'd bag it well under their maximum £275,000.
11:45We'll start in the kitchen.
11:49It's quite modern.
11:50There's no money to spend on it.
11:52It's very nice.
11:54Yeah, it's nice.
11:55We're off to a positive start.
11:57Right.
11:58I think Lorraine's warming up, Phil.
12:01So, the living room is actually a little bit smaller than the kitchen.
12:05Could very easily be opened up, should you wish to do so.
12:08It's kind of cosy.
12:10And it is just the two of us.
12:11I do quite like your idea, with the opening up.
12:14And there's still a potential there.
12:16There's definitely downsizing.
12:17Oh, yeah.
12:18You've got three bedrooms upstairs.
12:20You haven't got the living space that you're accustomed to.
12:23So, I wanted to just basically kind of explore that.
12:26Did you get the information you need for us?
12:27Not yet.
12:29You seem okay.
12:31Yeah, I'm good.
12:31I am good.
12:32Fine.
12:34Downsizing is tough, but this space will work for the two of them.
12:37And with Meg in mind, three bedrooms upstairs delivers.
12:41What's this?
12:42What is?
12:43So, this is my room?
12:44Yeah.
12:45This is the master?
12:46Yeah.
12:47Well, it's never too early to bags your room, I say.
12:50This could be Meg's room.
12:53She does come home.
12:54I know.
12:55But it could also be a dressing room.
12:57Some sort of storage.
12:59Yeah.
12:59It's neat.
13:00Yeah.
13:00It's definitely on the small side.
13:03Yeah.
13:03But it is a dance size.
13:06And that's what they came to us for.
13:09You love it.
13:10It's perfect for two people.
13:12Yeah.
13:13It's ticked a lot of boxes that we had asked for.
13:17That's really, really positive.
13:18I'm delighted.
13:18Yeah.
13:19If that wall was down, I'd probably feel a little bit more excited.
13:23If there was more storage space, that would be great.
13:26There's compromises to be made.
13:27So, you know, we're at a good starting point, I think.
13:30You're both sounding really realistic, which I'm delighted with.
13:33It is hard downsizing.
13:35Great.
13:35We're in a good place after property one.
13:36We are.
13:37Yeah.
13:38You've bagged an early contender, Phil.
13:40And with three more to go, you ain't seen nothing yet, Kirsty.
13:54We're in Scotland.
13:55I'm with Gwyneth and James, who are moving from a flat to a family home outside Glasgow.
14:00I'm feeling a little lost and want a bit of guidance.
14:02I'm with mum Lorraine and daughter Emma, who are going the opposite way in Stirling.
14:08They're struggling to downsize and need a bit of direction.
14:12You know that AI bird song that we brought in?
14:15That's not AI.
14:16That's proper nature, that is.
14:20It isn't easy for my pair, but they're determined to get out of Lorraine's parents
14:24and into a downsized home of their own.
14:27I'm pleased they're considering my first property.
14:29It's very nice.
14:31We're off to a positive start.
14:32Whilst for Gwyneth and James, it's been a year of struggling to find a home to start
14:38a family in, and it's taking its toll.
14:41Properties move so quickly at the moment, and also it's very difficult to know what to offer.
14:46I'm kicking off in popular Kirk and Tillock.
14:49It's plenty of friendly country living, bustling town centre, and excellent train links for James,
14:54making it an attractive option.
14:57And the house is a cracker, too.
14:59How do we feel about this location?
15:02Looks good.
15:02Yeah, it does.
15:03The off-street parking for two cars.
15:06So far, so good.
15:07Yeah, looks good.
15:08And this was the house that your dad sent you the details of?
15:11Yes.
15:12Let's get in there.
15:12Right, okey-doke.
15:14Smiles all round, Kirsty, and I'd expect more good vibes inside this impressively extended, detached bungalow.
15:22The spectacular lounge and spacious kitchen both have doors out to the fab garden, meaning flexible family living.
15:29The three bedrooms they want are all a good size, the largest is en suite, and a converted attic room could be James' office.
15:38Off-street parking completes the package.
15:41This turnkey house is on at offers over £275,000.
15:46That's £45,000 under their top spend, but with buyers queuing up, it will go well over the £290,000 home report value.
15:55Wow.
15:56So this, yes, this house has been completely rebuilt.
16:03Ah.
16:03Home report £290,000 offers over £275,000.
16:06Do you notice there's one thing missing?
16:08Dining space?
16:09Dining space, yes.
16:11On a good day, you could eat out here.
16:15Mm-hmm.
16:16Yeah, nice patio.
16:18James, are you pleasantly surprised?
16:21Are you a bit horrified?
16:23Pleasantly surprised, yeah, it's just my face.
16:25So you don't expect to walk into a bungalow and see a roof like that?
16:29No, no.
16:29Go and have a look at the rest of the house.
16:31OK.
16:31OK.
16:33I don't blame James for looking bemused.
16:35I am bemused by this house.
16:39It's brilliantly done.
16:41In the bedroom?
16:41It's a big bedroom, yeah.
16:43It's really imaginative and it's a really good use of the space.
16:48And it'd be a lovely place to live.
16:49Oh, wow.
16:50I think you're just about to stand up.
16:51Oh, well, I can stand up, no problem.
16:54Bit tight up there, Kirsty.
16:56But fine for a home office, so long as you can manage the commute.
17:04It is lovely, like, it's really well done.
17:06But, yeah, I'm not...
17:10I haven't walked in and immediately felt like this is the place for us.
17:13That's really interesting.
17:16I'm trying to analyse who you are as a house hunter.
17:19Yeah.
17:20I think we need to find a house that does grab your heart.
17:24Then we can analyse what...
17:28The practicalities.
17:28Yeah.
17:29The practicalities.
17:29Yeah.
17:30Right.
17:33It's a great house, but if you want Gwyneth fully onside,
17:37the feeling's got to be right, too.
17:39Back in Stirling, and whilst property one's in the mix,
17:46Lorraine's missing space.
17:48We're staying here in Canberra's Barren,
17:50but this time nearer the village.
17:53This property is a punt, as it's only two beds,
17:56but there's no immediate plans for big sister Meg to move in,
17:59and it boasts the largest living space they'll see,
18:02so I think it's well worth considering.
18:05Well, we haven't moved far.
18:06No, we are familiar with this little bit.
18:09Yeah.
18:09It's nice.
18:10Yeah.
18:11I was thinking about that first house.
18:13One that didn't have enough storage.
18:16Uh-huh.
18:16So the living room was a bit tight.
18:18Yes.
18:19So I brought you here.
18:20It's a converted mill.
18:22Quirky apartments.
18:23Okay.
18:24They're different, they're interesting.
18:26Have you ever thought of anything like this before?
18:28No, but...
18:29Give it a go.
18:30Give it a go?
18:31Give it a go, let's.
18:32It's up on the first floor.
18:34Okay.
18:34You've piqued their interest, Phil.
18:39And at almost 250 square feet, bigger than property one,
18:43inside should not disappoint either.
18:46And that extra space is exactly where Lorraine wants it.
18:50This fantastic, open-plan, living, dining kitchen area
18:54is the perfect social hub.
18:56The two bedrooms are both double.
18:58One is an en suite, which added to the main bathroom
19:01is ideal for grown-ups living together.
19:04And for downsizers looking for storage,
19:06there's four huge cupboards.
19:08Honor offers over £189,000.
19:11It'll go over the £200,000 home report value,
19:14but way under their top spend of £275,000.
19:18Go on through.
19:21It's open-plan.
19:23All right.
19:24Okay.
19:25Yeah.
19:25Better.
19:26Yeah.
19:26This is nice.
19:27I felt it had space where you need it.
19:30This is much more sociable.
19:32So it offers over £189,000.
19:34Home report is £200,000.
19:36Okay.
19:37That's really positive.
19:39I want to see the rest.
19:41Check this out.
19:43One big storage cupboard.
19:45That's a bathroom.
19:46A second big storage, third big storage,
19:49fourth big storage.
19:52There are only two bedrooms.
19:54But given that there's only two of you,
19:57I thought they might be all right.
19:59I don't think Mike's come home any time.
20:01If she comes, you know, there is enough space.
20:04What do you think?
20:05I think that it's really positive so far.
20:09Let's see more.
20:10You have a look around.
20:12This is going well.
20:14Very happy with their reactions.
20:16Oh, wow.
20:17Okay.
20:18They're excited.
20:19Big smiles on their faces, which is just beautiful to see.
20:22There's no doubt they are impressed with this.
20:25Nice and social.
20:26Yeah.
20:27I think that's my favourite thing.
20:29I mean, it's been a bit of a curved ball for them,
20:31but actually the two-bedroom idea seems to have gone down okay.
20:36Just two bedrooms.
20:39It's all in consideration.
20:41Well, let's hope the missing third bedroom doesn't burst the bubble.
20:44I did want somewhere where both my girls could be here at the same time.
20:49There's such a natural and beautiful maternal instinct.
20:52Yeah.
20:53The cost differential between buying a two-bedroom flat or a three-bedroom house is huge.
20:59Yeah, it's definitely a consideration, but that's stunning.
21:03Yeah, it is.
21:04It's really nice.
21:05We both like this a lot.
21:07Good, good, good, good.
21:08Given that it feels like it got to in the game,
21:11I'd like to show you something that needs work.
21:13Oh.
21:14Okay.
21:15Exciting.
21:15Let's do that.
21:17Off to you.
21:17Okay.
21:19Pearls of wisdom from you, Phil, and two properties in your pocket.
21:23Can you bring some of that to my next place, please?
21:30Gwyneth and James liked the look of property one, but it lacked the feel.
21:34I want to improve on that and head to their top town, Lindsay.
21:39It's got the community vibe they want, direct trains to Edinburgh for James
21:43and plenty of shops and cafes to boot.
21:45But properties here aren't cheap, meaning this house comes with compromises.
21:50And I don't mean Mr Spencer.
21:52Something's amiss.
21:54Something's very wrong today.
21:57The sun has come out, so I have shed my scarf.
22:00It's your scarf.
22:00I know you're so used to seeing me with a scarf.
22:03Yeah.
22:04Yeah.
22:05But, you know, the sun's come out.
22:07I'm fine.
22:08You sure?
22:09I could go and get it for you.
22:11It is actually in the car.
22:13It is in the car.
22:13It wouldn't be far away.
22:15No.
22:16What would I do without you, Phil?
22:18I brought my friend.
22:20Very nice to see you.
22:22This looks nice.
22:23I think it's a lovely family area.
22:24It feels like a lovely street.
22:26But let's go and have a look at it.
22:27Let's all start talking about it.
22:29Good start curbside, and as long as work is okay to do later, this could be a superb future-proof option in their top area.
22:38Upstairs are the three bedrooms, one easily becoming James's office for now, and a bright bathroom.
22:44Whilst downstairs, there's a dual-aspect lounge, good-sized kitchen, and a handy extra loo.
22:50But with future family in mind, the Ample Garden could accommodate an office pod and an extension, so this can grow with them.
22:57Off-street parking and a garage means further opportunity.
23:01On at offers over £270,000, it'll tip over the 275 home report value, but may leave cash for changes from their top £320,000 spend.
23:12This is the current kitchen, which, as you see, is completely livable, but next door have built an enormous extension.
23:25It's offers over £270,000 with a home report of £275,000.
23:28Available around the £290,000 point.
23:31Enough left over to do some initial bits and bobs.
23:35Does it do any heart singing?
23:37I think the street feels nice.
23:38Yeah.
23:38I feel good.
23:40Good.
23:40Mm-hmm.
23:40You could go out into the garden with James.
23:43Yeah, why don't James and I go out?
23:44And look at next door's extension.
23:46Yeah.
23:46Meanwhile, what are you going to do?
23:47Have a cup of tea?
23:48We might go upstairs and look at the bedrooms.
23:50It's not really up to us, isn't it?
23:51Yeah.
23:52Come on, James.
23:53OK.
23:55I'll just carry on the work then, Poppet.
23:58But it is the potential to expand this place in time that's really attractive.
24:02There's just stacks and stacks of opportunities, and that next door is such a brilliant precedent.
24:07There's definitely scope.
24:08And the price?
24:09I mean, we'd definitely have to save for a while if we were going to extend.
24:12Sure.
24:13But that's, as you say, it's livable now.
24:14Yeah.
24:14So.
24:19Is it singing at all?
24:21Yes, I like it.
24:23You're very calm in your liking of it.
24:26Well, I've only seen two rooms.
24:27Yes, but, yeah, absolutely.
24:30There are some people who are more pragmatic purchasers.
24:33That's definitely me.
24:36They need time to contemplate, Kirsty, and maybe the feeling will come.
24:41How did you get on?
24:42Yeah.
24:43Come on, all right?
24:44It's a lot of space.
24:45How did it go?
24:46I'm finding him difficult to read.
24:50There's not a lot of love for it, but there's a lot of, he sees it and makes a lot of practical
24:55sense.
24:56It is one that we would need to do a bit of work to.
25:00Yeah.
25:01But it's just whether it's worth it.
25:03Mm-hmm.
25:04They are head buyers, 100%.
25:07They're perhaps the most head buyers that I've ever come across.
25:09Well, let's find out what they think.
25:12And right now, it's anyone's guest, Phil.
25:16Definitely food for thought.
25:17I suppose it's just the scale of what we would need to do, thinking about extensions.
25:21Probably done the line, yeah.
25:23Yeah.
25:23Does it have the feeling?
25:26Well, I haven't decided.
25:28I think it's a kind of middle ground.
25:31We've got another house to see tomorrow.
25:33Yeah.
25:33Then, Kirstie, put a gun to your head.
25:35No.
25:38We might need that to make a decision.
25:40Sounds like one in the running.
25:42But with this search a year and counting, it could be tough love time, Kirstie.
25:56This time, we're searching between Stirling and the outskirts of Glasgow.
26:00We've only seen two houses and it's all to play for.
26:02But my gut is telling me something not right.
26:09I just think that James and Gwyneth might want a bit too much.
26:14Despite this, property two in Lensie is in the mix, but it might require more work than they are up for.
26:23It's just the scale of what we would need to do, thinking about extensions.
26:27Lorraine and Emma have reacted positively to my two properties, so I think I'm in a good place, just so long as I can swing it.
26:36Away from Lorraine's six-month stay at her parents' house and towards a new home with her student daughter.
26:42We both like this a lot.
26:45Whilst they liked my last place, they are missing a third bedroom.
26:49So I'm delivering that and a project for Lorraine.
26:53We're in Stirling City Centre, one of their favourite locations, with the bars, shops and good transport links a short walk from this period masonette flat.
27:02And I don't want to miss this one.
27:05This is absolutely beautiful.
27:07It's right up your street.
27:08It's right up my street.
27:09Why were only things this amazing built in Scotland?
27:13I mean, this is lovely.
27:14So where are your buyers?
27:16Here they come.
27:16Hello.
27:17Hello.
27:18Hi.
27:19Very nice to meet you.
27:20Lovely to meet you.
27:21Nice to meet you.
27:22How are you doing?
27:22I'm so excited about this.
27:24Is this a good location?
27:25Yeah, it's good.
27:26Pretty much central.
27:27Yeah.
27:28So close.
27:28But it's a project.
27:30Yeah, that's good.
27:32Happy days on the doorstep.
27:34And the potential here could make this a fabulous bespoke option.
27:38A skip away from town.
27:40The main floor has two large bedrooms, an impressive lounge, dining kitchen and a bright bathroom.
27:46Upstairs is the third bedroom, missing from property two, for eldest daughter Meg if she moves back in.
27:52Plus a private rear garden.
27:54There's space and scope here for Lorraine, and honour offers over £195,000, home report 200, it's well under the maximum £275,000 budget, meaning cash for work.
28:08Wow.
28:09Wow.
28:10That's definitely different from what we've seen.
28:12Yes.
28:13It's got grandeur, it's got character.
28:15Yeah, it definitely does.
28:17Nice size, still a great size room.
28:18Yeah.
28:19Two bedrooms on this floor, and then a third bedroom up some little stairs off the kitchen.
28:25Sounds good.
28:26Does it make your heart sing?
28:29Not yet.
28:30OK, then it won't.
28:32Oh.
28:32It's like the pilot light.
28:34If the pilot light is lit, then the whole boiler might go.
28:38But if there's no pilot light...
28:40It's flickering.
28:41Is it?
28:42Flickering.
28:42We shan't discount it just yet.
28:44Right.
28:46Given the lack of stock here, I'm glad Lorraine's considering it, but projects take time and effort.
28:53I'm really interested in your thoughts about the level of work.
28:57A project does not scare me in any way, shape or form.
29:01However, would I do this?
29:06You'd have to love it.
29:07It's OK.
29:08You could make this feel quite a lot bigger.
29:13Yeah.
29:14Because they haven't gone right...
29:18Oh, OK.
29:19...into the space.
29:21It's so close to town.
29:23When we first met, you said to me, it could be old, it could be new.
29:27Mm-hmm.
29:27Is the brief starting to focus?
29:30Yeah, I think based on what we saw earlier today, like, yeah, perhaps it has.
29:36Maybe I didn't realise that, actually, that war is more appealing.
29:40But it's not lighting Mum's fire at all.
29:43No, it's not exactly lighting mine either.
29:45It doesn't do it for you, Emma, and it doesn't do it for Mum.
29:48That's not right.
29:49It's not right.
29:50Come on.
29:52After you.
29:54I'd say Pip that that's the glow well and truly extinguished.
29:59How'd you get on with Emma?
30:01She feels the same way as her mum does.
30:03We should have walked out the second we got in.
30:05Do you think if we had seen this one first...
30:10Yeah.
30:10..I probably would have walked in like, yeah, it's got potential.
30:13Yeah.
30:13I'm sad, though.
30:16I've obviously got dated tastes.
30:19Well, you know, we're all getting older.
30:21I just like the other one better.
30:23You did too.
30:23Yeah, 100%.
30:24It's not the house for them, but property two might be.
30:28And they were keen on my first offering too.
30:31I've got something else I'd like to show you tomorrow.
30:33Can I ask, is the first house still in the frame?
30:37Probably.
30:38But I do think that the second one is now a favourite.
30:41I definitely think that the flat would have been a front runner.
30:46Right.
30:47I only need one house.
30:48Yeah.
30:49Come on.
30:50Off we go.
30:51Wise words, Kirsty.
30:53And with property two leading the way,
30:55but property one not far behind,
30:57that's still too in the running for me.
30:59Well, my couple like property two in Lindsay, but not the work.
31:04So it's back to Kirk and Tillich
31:06to see something move-in ready with the character Gwyneth loves.
31:11Squaring the wish list and budget is tough.
31:14Here, they could get this Victorian villa, beautiful outside,
31:18and complete with three bedrooms
31:19and all the living space they've asked for inside,
31:22but the compromise is this rather busy spot.
31:26There is no getting away from where this house is.
31:29Yes.
31:29We've parked in that parking space
31:31and seen the for sale sign here.
31:33And what did you think?
31:35This is really my style of house.
31:37Yes.
31:37But this is not my style of location.
31:40Did you think lovely house could never buy it?
31:43Yes.
31:44Right, OK, that's fine.
31:45We can go now.
31:47Yeah.
31:48We have got another property.
31:51OK.
31:52It is a bit over your budget.
31:55What were your thoughts overnight about property two?
31:58The location, I really like.
32:00Yeah, and the fact that we've got promise in terms of what we can do to it as well.
32:04Do you want to go back and see that, or do you want to go and see this other property?
32:08I think if we can, we should maybe go and see the other property.
32:12Would that be OK?
32:13OK, don't.
32:14OK.
32:14I'm going to shut up in there and I will join you in five minutes.
32:18OK.
32:18This will be a lovely home for someone, but they're happy to see what a little extra buys them.
32:25Maybe even that elusive feeling.
32:27For my final attempt to get my downsizers into a dwelling of their own, we're in Torbrex,
32:37a village on the edge of Stirling's centre, close to transport links and around 15 minutes' drive to family.
32:44We've come to see this pretty cottage.
32:47It's new to market and could be the perfect option for Lorraine and Emma.
32:50My next roll of the dice.
32:54Yes.
32:55A really pretty stone cottage.
32:58I wanted to show you a house, own front door, somewhere with three bedrooms.
33:03This looks beautiful.
33:04This looks really nice.
33:05Yeah.
33:06We are opposite a pub.
33:07Well, I think that's dangerous.
33:09However, that's a great thing.
33:10It's a good pub.
33:11It's a really good pub.
33:11Oh, you know it?
33:12I do, yes.
33:13So you like the area?
33:14I love this area, yeah.
33:16Let's have a look round.
33:19Great reactions, Phil.
33:20And this two-storey stone cottage should continue to delight.
33:23It's everything they want and more.
33:27Unlike property three, it's move-in ready with a light, cosy living room,
33:31a fabulous modern kitchen, a reception-cum dining room
33:35and a double bedroom all on the ground floor.
33:39Two further double bedrooms upstairs makes the magic number three.
33:43Plus, there's a large bathroom, separate en suite, off-street parking
33:48and a private back garden.
33:51It's honour offers over £245,000, but competition is high here
33:55and it'll go well over the £250 home report value.
33:59If they love it, they could snag it around their top budget of £275,000.
34:04It's a really flexible space.
34:07This is one of two reception rooms.
34:10Oh!
34:11Kitchen in there, lovely.
34:13Oh, wow!
34:14Main living room, doors out to garden.
34:17What's going through your mind?
34:18I like the fact that it's got a third bedroom.
34:21It's beautiful.
34:23Yeah, it's really nice.
34:24It's a top of budget.
34:25OK.
34:26Offers over £245,000, home report £250,000.
34:29OK.
34:30Two people have offered.
34:32It goes to closing tomorrow.
34:34Tomorrow?
34:35Yeah.
34:35Oh!
34:37I'm excited to see this.
34:39Let's do it.
34:39Good find.
34:40Let's do it.
34:40The third bedroom's a winner, but with buyers lurking,
34:45they won't land this without a fight.
34:47Would you want to do it up?
34:49No.
34:50No?
34:50It's OK.
34:51Nice.
34:53Well, they're making lots of positive noises in there,
34:55and that is, of course, one of the problems.
34:58I've no idea how this ranks in relation to the other ones.
35:04Cheeky storage.
35:05OK.
35:06But what I do know is that at the beginning of this whole process,
35:09Lorraine said to me she needed someone to shove her across the line,
35:14and that is my job today.
35:18Oh!
35:19I really like this.
35:21A lot.
35:22I do, too, actually.
35:24Looks like another contender, Phil.
35:26And that means tough decisions ahead.
35:30We are both quite impressed with this find, Phil.
35:33I really like it.
35:34I feel I've confused you even more.
35:36Yes, you have.
35:37Yeah.
35:37I definitely need to weigh up the options.
35:43Let's go and have a sit and a drink and work out a plan.
35:46Let's.
35:46Let's.
35:47Large wine, please.
35:48Yep, your wish is my command.
35:50Well, you've magicked up three contenders, Phil,
35:53but with a closing date on this one in 24 hours,
35:56thinking time is scarily short.
35:58With Gwyneth and James, property two in Lensie is the favourite,
36:06but the level of work is a concern,
36:08so my next place doesn't need any.
36:11We're heading to Milton of Campsie,
36:13where their money stretches further.
36:15It's perfect for Gwyneth, who grew up nearby,
36:18but further from the station and action for James.
36:20Hello again.
36:23Hello again.
36:24This is very peaceful and a really, really nice view.
36:26Yeah.
36:27The home report is 325.
36:29Okay.
36:29So you know what that means.
36:31Mm-hmm.
36:32Goes to closing on Monday.
36:34Okay.
36:35It's got four bedrooms.
36:36It's got a large garden.
36:38It's got off-street parking and a garage and a laundry room
36:41and everything that we've asked for.
36:43That you've asked for.
36:44Yeah.
36:45Okay.
36:47Yeah, I'll see you then.
36:48Okay.
36:49That's that.
36:51This is a fabulous house,
36:53which internally gives them the most flexibility
36:55and is over 500 square feet bigger than property two.
37:00And unlike all the properties so far,
37:03Upstairs has the four bedrooms they want,
37:05plenty for working from home and for future family.
37:08The open plan downstairs is family-friendly and really shines
37:12and no work to do means they could move in and get busy living.
37:16A big plus compared to property two.
37:20However, all this comes at a price.
37:23On it offers over £300,000.
37:25With a home report of 325,
37:27they'll need to be prepared to top up their max £320,000 budget.
37:33Oh, huge kitchen.
37:35Yes, and lovely views.
37:37Mm-hmm.
37:38These are hills that I could see from my house growing up.
37:41Obviously, it was you that wanted the connection
37:43with train stations and things.
37:44But I still think it's close enough.
37:49So far, so good.
37:51Yeah, very good.
37:52So far, it's great.
37:53I mean, it is over budget.
37:55Yeah, and we would have to spend money on the other house.
37:58Yes, exactly.
37:58To get it anywhere near this.
38:00Exactly.
38:00Yeah.
38:00We know they'd consider stretching for a finished home,
38:04and this turnkey house makes a fantastic future-proof option.
38:08Wow.
38:11Can't go over the view.
38:12Yeah, it's really annoying, isn't it?
38:15LAUGHTER
38:15I don't like busting the budget,
38:18but there are some times when you just find something that's right.
38:25Good for your office?
38:26Yeah, it'd be perfect for my office.
38:29This is a cracking house,
38:30and if they can afford it,
38:32I think they should go for it.
38:34You can see why it's expensive and popular.
38:37Yeah.
38:39They're beaming, Kirsty.
38:41I think that might be the feeling.
38:45You look very smiley.
38:47I love this house.
38:48Yeah.
38:49It's a really nice house.
38:50I don't think I've ever heard James say that about a house.
38:52Really?
38:53Yeah.
38:53We could take some elements to property too,
38:57but what we can't replicate there is the views.
39:00Yeah.
39:00Probably what we need to do is just go somewhere and have a sit down
39:04and just discuss where you feel you are.
39:07Yeah, we've got some thinking to do.
39:10I'd say so, yeah.
39:11Okey-doke.
39:15Two great options for them.
39:17But it remains to be seen if either will be their new home, Phil.
39:29In Stirling, it's decision time for Lorraine and daughter Emma,
39:33but with properties one, two and four, all contenders,
39:37I'm glad it's not mine.
39:39I definitely need to weigh up the ounces.
39:44After some thought, a bedroom for big sister Meg
39:47has proved something of a deal-breaker.
39:50So it's down to property one, the three-bed in Canberts Barron,
39:54honour offers over £234,000,
39:56and property four, the three-bed in Torbrex,
40:00honour offers over £245,000.
40:01That has been probably the biggest part of this journey, you know,
40:10make sure that I have those spaces for the girls.
40:13So, excuse me.
40:17Emma, you really like that first house.
40:19I do really like that first house.
40:21However, yeah, I think that the last property that we've seen
40:24was just perfect.
40:25But it's just a different price point.
40:28And when you look at the price differential between the two of them,
40:30there's not that much in it.
40:32Ideally, the end result is to have the cottage.
40:36But there is competition for the cottage.
40:39And it goes to a closing date tomorrow.
40:42Yeah.
40:43I can try and find out from the agent
40:45the position of the other two parties.
40:47Lindsay, hi, it's Phil here.
40:53They do very much like the cottage,
40:55and we know you have already received two offers.
40:59Are you able to tell me the position of the other two buyers?
41:04Is there a price
41:05that would shut the whole thing down today?
41:09Thanks so much.
41:12Cheers.
41:13Bye.
41:15In order to close it down today,
41:17the number would be 270.
41:19So, 20 grand over the top of the home report value.
41:24Yeah, excessive.
41:26But we do need a number that beats the competition.
41:31With Gwyneth and James,
41:33property four in Milton of Campsie
41:34has trumped everything else.
41:36On with a home report value of £325,000,
41:41five grand over their top spend of £320,000.
41:45It's the only house that we've been to see
41:47that I've walked around and genuinely said,
41:48I love this house.
41:49Like, it's fantastic.
41:50It had countryside views,
41:52but it also was the practical house that James likes.
41:56But with two offers in,
41:57and more expected,
41:58it'll go well over the £325,000 home report value.
42:03When you crunch the numbers,
42:04if you go 5% over the home report,
42:11it's £341,250.
42:1410% is £357,500.
42:17And 15% is £373,750.
42:24It's about eye-watering.
42:26It's eye-watering.
42:28People want that house.
42:30Yeah.
42:30It's going to closing on Monday.
42:31It's really down to the maximum offer
42:35that you're able to make.
42:37Probably the only benefit
42:38is that we have until Monday,
42:41isn't it, to decide a number.
42:42It's a four-bed forever family home.
42:45Yeah.
42:45That place is pretty great.
42:47Yeah, the only what-if is the money.
42:48Yeah.
42:49So, we are going to drink two crunching numbers.
42:54In a hopeful and positive way.
42:57Yeah, absolutely.
42:58Thank you so much.
42:59Not at all.
43:01So they need to pick their number.
43:03This won't end with a new home today,
43:05but I hope it soon will.
43:07Over with Lorraine and Emma,
43:11they've decided to wait for the closing date
43:14to bid on property four in Torbrex
43:16on, at offers over £245,000.
43:20Think if we're at 260.
43:23If it was me and I really loved it,
43:25I'd want to get...
43:27I'd put a couple more on.
43:29I am quite deliberately pushing you.
43:32Mm-hm.
43:33Because you asked me to do that.
43:34I don't.
43:34And I want you to get across this line.
43:36I'd be comfortable at 260.
43:38Fine.
43:40OK.
43:41If you lose it,
43:43will you regret that?
43:45No.
43:46Fine.
43:47Good answer.
43:48Great answer.
43:48And I'm pleased.
43:49So, tomorrow's the day.
43:51260's the number.
43:53One o'clock is the time.
43:55Exciting.
43:58And we will keep our fingers and toes crossed.
44:00Yes, we will.
44:01I'm really pleased that we've got to this point.
44:04Great pleasure.
44:04So, now we sit tight too, Kirsty.
44:08Often the worst part of the job, Pip.
44:13It's been four weeks since I left Gwyneth and James number crunching for their dream home in Milton of Campsea.
44:18You feel like you're just choosing lottery numbers.
44:21We offered £363,458.
44:25We put an eight on the end for Kirsty, so she likes the number eight.
44:29And it worked.
44:30We got the house.
44:31It never fails.
44:32And although it's more than they wanted to spend, it's got them a forever home.
44:36I was just so shocked.
44:37We just kept saying, we've got a house.
44:40What?
44:40And now, over the initial shock, it's on to excitement for the move in three weeks' time.
44:46We're definitely going to have to be buying some furniture.
44:49All of our furniture from our flat will fill one room.
44:54It just feels like the right place to be able to take the next step of starting a family.
44:59Our message to Kirsty would just be a big thank you.
45:02Yeah, absolutely.
45:03Hopefully it's somewhere that we're going to stay forever, or at least for a really long time.
45:08Sounds like the feeling remains strong.
45:10Good luck to them.
45:12As for Lorraine and Emma, it wasn't good news on the cottage in Torbrex.
45:17Their £260,000 offer was outbid.
45:20It was disappointing, but it wasn't to be.
45:23I think after Phil left, it was quickly pick it back up.
45:26Let's get this done.
45:28Yeah.
45:28And just two weeks later, Lorraine fell for a three-bed townhouse on the outskirts of Stirling,
45:34on the market for offers over £245,000.
45:38She phoned me immediately and said, I've found her house.
45:42I offered them £255,000 just to take it off the market right away.
45:46That got them the house for £20,000 under their budget,
45:49meaning money for a facelift before they move in two weeks' time.
45:53I think the third bedroom was definitely something that became more key.
45:59And I'm so glad that we didn't lose the focus on that,
46:03because Meg came home.
46:05A lot of tears were shed.
46:07It's a gorgeous house.
46:09We're so lucky.
46:10I have both my girls home, so I could not be happier.
46:14And nor could I.
46:15What a great result.
