00:00Actually, I think there was nothing here. It was probably like the camel race over here.

00:05And then there was only that Medan race course which they had built.

00:09So when you go there, it was absolutely nothing over here.

00:30Well, it's one of the closest developments that you have within the heart of the city.

00:35And of course, this is the only development where you've got the crystal lagoons.

00:38It's the first time in the Middle East that they've used the crystal lagoons.

00:41You've got three distinct lifestyles.

00:44You've got apartments, you've got villas and you've got mansions.

00:48Yeah, Mohammedun Rajshah City, District 1.

00:51Mohammedun Rajshah City is a very vast project.

00:53Dubai Hills is also covered under Mohammedun Rajshah City.

00:56So District 1 being the district, I mean the development starts from here and then moves forward.

01:06Okay, we were living before in Meadows 9.

01:09We moved in here sometime in last year, in August 2017.

01:20We moved in one month ago and we're moving the villa around three weeks ago now.

01:26We came from Paris.

01:28We are art dealers, art advisors.

01:32And we need to replace some exclusives for our clients and to exhibit also privately our artworks.

01:47What I really like about this place is that it does not bore us.

01:50You know, like in the sense we've seen it from the baby.

01:53We've seen this as battle land and we've had a big villa earlier as well.

01:57It was a Mediterranean kind of Meadows villa.

02:00Very nice, we loved it.

02:02But this is completely different.

02:04What I like is the light.

02:06You know, it's glass all over and the view is just unstoppable for everyone.

02:12You know, you've got the birch in front of you.

02:14District One meets everything for me and all our work here wants also.

02:26Because we need first exclusive place and secure place.

02:30And also there is a lot of green space and this is valuable.

02:38What I like about this community is there's a lot of people so I have a lot of friends.

02:43It's really safe.

02:44Like there are many places to walk.

02:46You can walk in the front, even at the back.

02:48Everything is secure.

02:49Teeth everywhere.

02:52Yeah, it's just very homey.

02:55I mean, you know, after seeing so many developments, you know, over so many years in Dubai.

02:59I can easily say that this is probably one of the best build qualities that I have seen in a very, very long time.

03:06I mean, you know, if a person had to do a custom villa and spend X amount of money.

03:11Then this is the kind of quality that you'd probably expect.

03:21We're a little disappointed now because we are the first ones to get a handover.

03:25And it's been a year.

03:27And of course, you know, the expense over here, the maintenance is quite high according to the luxuries that they've given.

03:34So we don't have a supermarket yet.

03:36We don't have a mosque yet.

03:39It's under development, so it's a little bit late.

03:49Well, see, I mean, you know, I mean, even though you're living in District 1, you're still within the heart of the community.

03:54You're still within the heart of Dubai.

03:56So the point is you're one or two kilometers, you know, away from any grocery close by.

04:00But there's one expected to open the next couple of months within the community.

04:04These rates were at least about 20% higher than what they are currently, you know, being offered at today.

04:09So this is an ideal opportunity to come in and fill these spaces.

04:12Because I can tell you one thing, for the prices, this is great value for money.

04:17It's difficult to, you know, convey this in words.

04:20But if you just, you know, if you actually come and start living here, you realize how beautiful this community is.

04:25And, you know, how it appeals to everyone.
