00:47like Kellam and Neepsend with the city centre and we're alongside the buildings that

00:54are here, high quality workspace and new homes, we're improving the public realm,

00:58we're improving the connectivity to make it easier to walk, cycle and to travel between

01:05West Bar and the city centre.

01:08People want more experience coming to work now, so I think key ESG credentials are big

01:13drivers for investment coming in to places, so getting people into offices is about that

01:20quality space, that experience, obviously connecting with Kellam, with the city centre

01:25I think, provides a really, really strong story.
