New laws make NSW property buyers acknowledge if they are moving into a live music hotspot

Property buyers in NSW will be required to acknowledge if they are moving into a live music hotspot under raft of new laws being introduced to NSW state parliament today.

00:00Essentially, this all has to do with what the government says is tipping the scales

00:06back to better balance the interests of not only people living and finding housing in

00:11communities across Australia, but also live music and entertainment.

00:14For a long time, Sydney had battled a reputation of having vexatious regulations around live

00:20music and performance.

00:22Some of these include the genre of music that can be played at a venue, as well as the number

00:26of musicians that can even play.

00:29The government will introduce laws today that will do not only away with that regulation,

00:32but also with a tranche of others.

00:34Among them that has caught many people's eyes is the Eyes Wide Open Clause.

00:40Essentially, what that would do is it would acknowledge anyone moving in either as a tenant,

00:44as a business, or buying a home in a region that is designated to have live precincts

00:51and music and entertainment, pubs and clubs, those kind of matters, and that is specially

00:55designated for a night-time economy to essentially sign a clause within their acquisition documents

01:00acknowledging that that is the case.

01:03What that will mean is that if they are to make noise complaints into the future and

01:07the like, that those complaints will be tempered against that understanding that was already

01:13acknowledged.

01:14Now, you still can make noise complaints.

01:16It's not taking people's rights away to do that, but it is saying that they have to be

01:20tempered against a full understanding and knowledge that they were moving into an area

01:24that was always going to be designated for entertainment.

01:28This comes as the State Government acknowledges it does have to balance housing needs right

01:32across the state and is looking to create more medium density housing right across the

01:37city as well as even regional and rural parts of the state to jammer.

01:42These laws come before Parliament today after already having passed the first tranche earlier

01:47which created these special entertainment precincts which have tried to make it easier

01:52for venues to host people, to be able to have people stand up while drinking alcohol,

01:57for example, if they do have outdoor settings and environments for people to attend to.

02:03We are going to hear later as well from the New South Wales Opposition Leader to see if

02:08indeed the Liberal Party will back in these reforms.

02:10It all happens as Parliament sits in New South Wales this week.
