New laws make NSW property buyers acknowledge if they are moving into a live music hotspot

Property buyers in NSW will be required to acknowledge if they are moving into a live music hotspot under raft of new laws being introduced to NSW state parliament today.

Essentially, this all has to do with what the government says is tipping the scales

back to better balance the interests of not only people living and finding housing in

communities across Australia, but also live music and entertainment.

For a long time, Sydney had battled a reputation of having vexatious regulations around live

music and performance.

Some of these include the genre of music that can be played at a venue, as well as the number

of musicians that can even play.

The government will introduce laws today that will do not only away with that regulation,

but also with a tranche of others.

Among them that has caught many people's eyes is the Eyes Wide Open Clause.

Essentially, what that would do is it would acknowledge anyone moving in either as a tenant,

as a business, or buying a home in a region that is designated to have live precincts

and music and entertainment, pubs and clubs, those kind of matters, and that is specially

designated for a night-time economy to essentially sign a clause within their acquisition documents

acknowledging that that is the case.

What that will mean is that if they are to make noise complaints into the future and

the like, that those complaints will be tempered against that understanding that was already

acknowledged.

Now, you still can make noise complaints.

It's not taking people's rights away to do that, but it is saying that they have to be

tempered against a full understanding and knowledge that they were moving into an area

that was always going to be designated for entertainment.

This comes as the State Government acknowledges it does have to balance housing needs right

across the state and is looking to create more medium density housing right across the

city as well as even regional and rural parts of the state to jammer.

These laws come before Parliament today after already having passed the first tranche earlier

which created these special entertainment precincts which have tried to make it easier

for venues to host people, to be able to have people stand up while drinking alcohol,

for example, if they do have outdoor settings and environments for people to attend to.

We are going to hear later as well from the New South Wales Opposition Leader to see if

indeed the Liberal Party will back in these reforms.

It all happens as Parliament sits in New South Wales this week.
