This is a really exciting time for St Luke's. It's a really tactile illustration of St Luke's

devotion to make Tasmania the healthiest island on the planet. This building and this floor is a

real open invitation by St Luke's to the community to come into a space that's hardwired for health.

It's been purpose built with just one goal in mind and that is to help Tasmanians come up with

a better journey when it comes to their health and well-being.

Yeah look it's been five years since we came up with the conception of doing it. Four years we've

been physically working on this particular building and our ambition was to create something

very unique for Maunceston. St Luke's is probably the largest office-based head office in Maunceston

of anybody with 140 people spread all over the town so this brings St Luke's to one floor,

sorry the one building, which is fantastic. Then we wanted to create this downstairs area as

something to encourage people to come in, have a great time, have a beautiful coffee with a sweet

brew, enjoy the playgrounds and really have a good experience in the building. All the floors are

leased at the moment except for level four and we've got two parties very seriously looking at

that which we're working with. So we have Allianz and Salveo on level one, we have Newton and Henry

Charve accountants on level two, Ready Tech technology company are expanding significantly

on level three. Level four is the one that we're currently negotiating with and then St Luke's

have got five, six, seven. So it hopefully will be pretty close to fully tentative within I'm

hoping six months because it's been a long journey. I think the benefits start with where we are on the

ground floor here. We took this decision to keep the existing buildings on site. Whilst they weren't

heritage listed, they are really important for the street, Scimitia Street here. They're important

because they're part of Launceston that's very much this post-industrial character. So we took

the challenge to keep the buildings and I think what we see around us is a really nice marriage

of new and old. That contributed to our carbon rating because with all the embodied energy in

the building already, we were able to keep. So that was a really strong point. So whilst a lot

of the attention will go to sort of the new technology, the GLT and the CLT timber,

it is actually sort of at the ground here where it starts our story.
