00:15 I was very, very intrigued. So what's the history of this place?

00:18 Mate, we're at Sandy No.

00:19 Over 20 years I've been admiring this property like most of the district has

00:23 and it's just awesome to be able to market it.

00:26 As we all know, it's a highly productive farm

00:28 but the development potential of it as well is just outstanding.

00:31 The family acquired it in 1968

00:35 and they're reluctantly putting it up for sale now to finalise the estate.

00:40 So Ronnie, what's the size of this place?

00:50 Mate, 1246.13 acres in the old scale.

00:54 Very productive. It's been run as a mixed farm operation.

00:58 And you mentioned water before being a major factor here.

01:04 You've got two creeks running through it.

01:06 You've got a pump system that runs through to some concrete troughs.

01:44 About 340 acres is zoned R5 large lot residential.

01:48 So there'll be about six or seven allotments as it stands

01:51 with road frontage that are about 100 to 130 acres

01:55 which as you know in the marketplace you just can't get here.

02:56 So what is the topography and the soil types on this place?

02:59 Yeah, well look, a key selling feature, mate, when you're going to be showing people as well

03:02 is going to be the fact that we only had a small amount of rain

03:05 after a pretty dry period and the way the place has bounced back.

03:08 That always shows what the place has really got to offer.

03:10 So you've got the second home which they call the cottage
